Roof leak investigations for Chaulden homes and businesses

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Check whether pipes or tanks run near the stain
  • Let us know about any past repairs to the roof
  • Do not touch fittings that water is reaching
  • Photograph the stain each time it appears

Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.

Do not block the vents at the eaves. Good airflow reduces condensation, and condensation is a common false alarm. Keep insulation clear of the eaves.

Roof leak investigations for homes and businesses in Chaulden

We investigate roof leaks in Chaulden and across London and the South East. We visit on any day of the week. The investigation covers inside and out, from the stain to the likely entry points. The findings come in a written report with photos. If it is leaking right now, contain the water and keep it clear of electrics, then call 07833 053749 or email us to arrange a visit. If you’ve noticed water marks that spread in wet weather and staining around the chimney inside, a survey will tell you what’s going on, on valleys and parapet gutters, rooflights and dormers and the roof space alike.

Chimney stacks on older houses around places like Chaulden can let water in, at the flashings, the pointing or the mortar round the pots. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. It’s worth looking at the stack from outside and at the timbers beside it in the loft.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

The survey, step by step

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take an hour or two for most houses, and about three to four hours for a commercial roof. Homes around Chaulden frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

How to prepare

  • Leave side gates unlocked
  • Check the loft hatch can be reached
  • Gather any invoices or paperwork from past roof work

Booking a survey

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

Common roof problems in Chaulden

Every flat roof covering has a working life. Felt frequently lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Leaks often start at the edges, upstands and outlets.

We’re frequently asked to look at:

  • Stains around a skylight
  • Drips from nail tips in a cold loft
  • Water dripping from rafters or underlay
  • Damp ceilings under a flat roof

Take a building like Chaulden Junior School: on a building that size, finding the source of a drip means looking well beyond the stain.

What to check before booking

  • Their drone registration, if they fly one
  • What the report includes, and whether it has photographs
  • Will they check the loft as well as the outside?
  • Which viewpoints they use to see the roof

What a good roof survey covers

What we can’t see

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • Structural calculations (that’s a structural engineer’s job)
  • Putting the leak right

If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey before you book. What a survey covers and does not.

  • Chimney stacks
  • Flat roof details
  • Slate and tile slopes
  • The roof space
  • Rooflights and dormers

Your questions about roof leak investigations in Chaulden

My home in Chaulden has a flat-roofed garage or porch. Is it worth having that looked at?

Normally, yes: tell us about it when you book so the visit can include it. Flat-roofed garages and porches are common in new towns like Hemel Hempstead, and older felt coverings may be near the end of their life.

Will you come out to Chaulden?

Yes, Chaulden is on our map. A small place gets exactly the same survey as a big one.

Is the repair included in the leak investigation?

Our job here is to trace the leak and explain it, not to carry out the repair. With the report, a roofer knows exactly where to look.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

Why does not the damp patch line up with the hole?

Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. That’s why we trace the route rather than patching above the stain.

What a roof leak investigation looks like in Chaulden

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Hemel Hempstead, which Chaulden is part of, is one of England’s post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Leaks on homes like these frequently come from flat-roofed additions or from rain driven up under low-pitched tiles.

Take an older house close to St Stephen: lead flashings, valleys and old chimneys are typical places for water to get in. Living close to Gadebridge Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

What a survey costs

To price your survey, we check:

  • The shape of the roof and its details
  • Extra roofs, like extensions, dormers or garages
  • The use of thermal imaging or a drone
  • House, block, shop or office

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

What we need to know

If you can, have these to hand when you get in touch:

  • The type of building and roof, such as pitched or flat
  • Any photos you have, taken from ground level or a window
  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work

You can call us seven days a week. For a price or to book, call 07833 053749 or drop us an email.
