Pre-purchase roof surveys in Chaulden

How a pre-purchase roof survey works in Chaulden

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We cannot say how a seller will respond, but you’ll be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. Common reasons to book are gutters choked with leaves and moss and old water stains in the roof space, across the roof space, natural slate and clay and concrete tiles.

Smaller places like Chaulden often have bungalows and cottages as well as houses, and many have been extended or had dormers added. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. The same goes for a purchase or a new roof around Chaulden. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Ask who repairs the roof under the lease
  • Notice patches of new decoration in top-floor rooms
  • Share the report with your solicitor
  • Let us know your timetable

Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from ground level are enough for a first look.

FAQs for Chaulden

Will you come out to Chaulden?

Yes, Chaulden is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Is my home in Chaulden listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

What if it rains on the day?

A survey can typically go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

How long will you be at the property?

The visit typically takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. We’ll confirm what to expect when we arrange the visit.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That gives you time to use the findings.

What affects the cost of pre-purchase roof surveys

All our prices include VAT. The things that change the price are:

  • Commercial roofs and larger buildings
  • Roof area
  • Chimneys, valleys, parapets and other details
  • Extra roofs, like extensions, dormers or garages

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What we need to know

There is no need for technical words. Just let us know:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Any deadline, like an exchange date
  • What made you get in touch
  • The address and postcode of the property

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To send them or to book, phone 07833 053749 or send us an email.

Buying a home or a new roof in Chaulden

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Landlords, agents and block managers in Chaulden

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

How the survey works

We don’t take risks to get a closer look. We inspect what can safely be seen, and if part of the roof cannot be seen, the report says so. The survey typically takes about one to two hours for most houses, and about three to four hours for a commercial roof. In a smaller place like Chaulden, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed ahead of time.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

Before the survey

  • Tell us about any leaks, stains or damp patches you know of
  • Make sure we can get to the back of the property
  • For flats, check roof access has been agreed

Arrange a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.

Advice

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Common roof problems in Chaulden

Rear extensions, dormers and garages frequently have flat roofs. A felt roof frequently lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, because many can only be seen from an upstairs window.

A survey makes sense if you’ve noticed:

  • Cracked flaunching or crumbling chimney pointing
  • Roof slopes that look uneven or sagging
  • Lead that has worked loose at a wall or chimney
  • Gutters choked with leaves and moss

For an older house near a landmark such as St Stephen, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What to check before booking

  • Whether you can ask questions once you have the report
  • Are they insured for the work?
  • Which parts of the roof they’ll actually see
  • Whether you get a written report with photos
