Pre-purchase roof surveys for homes and businesses in Bourne End
Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photos so you can see it for yourself. We explain each finding in plain English, so it’s clear what it means for your purchase. We survey flat-roofed extensions and dormers, clay and concrete tiles and natural slate, and people most often book us about worn or lifted lead flashings and ponding, blisters or splits on a flat roof.
For a small place like Bourne End, the visit is planned like any other: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we are asked to look at in Bourne End
Chimneys take the worst of the weather. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which matters if work is needed.
Look out for signs like these:
- Gutters choked with leaves and moss
- Blistered or split felt on a flat roof
- Loose pots and cracked flaunching
- Roof slopes that look uneven or sagging
If you own a rental within reach of Hemel Hempstead station, a written report helps before buying a rental or paying for a new roof on one.
What to check before booking
- Whether the loft space is looked at, where there is one
- What follow-up you get after the report
- What the survey won’t cover
- Whether you get a written report with photos
Buying a home or a new roof in Bourne End
England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
If you live in an older home near Church of St John the Evangelist, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Even if you go ahead regardless, knowing the roof’s condition helps you plan. You will know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. Older cottages and farmhouses around Bourne End can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Bourne End questions
Do you cover Bourne End?
We do. Every survey there gets the same written report with photos.
Does a conservation area affect roof work in Bourne End?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you need access inside the house?
Where we can, yes. From the roof space we can see staining, timbers and underlay. If access is not possible, we note it in the report.
Is this an asbestos survey?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
How quickly will I get the report?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we’ll help you choose.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
Tips from our surveys
Small things make a difference. Our tips:
- Tell us your exchange date as you book
- Ask for loft access on the day
- Give your solicitor a copy of the report
- Watch for stains or fresh paint on ceilings below the roof
The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, so each quote covers the same ground.
Every so frequently, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.
When you need someone else
Without opening up the roof, some things stay hidden, and that sets some limits:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A structural engineer’s report
- A valuation or a promise of a lower price
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.

For landlords and managing agents

What happens on the day
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes an hour or two at a typical home, and about three to four hours for a commercial roof. For a village or hamlet like Bourne End, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We agree a time and how we’ll get in, including the loft.
- We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- We email a written report with photographs and recommendations, ready for you to use before exchange.
How to prepare
- Leave side gates unlocked
- For flats, check roof access has been agreed
- Keep pets inside or away from the areas we’re looking at
