FAQs for Chaulden

Do you cover smaller places like Chaulden?

Yes, Chaulden is on our map. Villages and rural addresses get the same survey as a town house.

My home in Chaulden has a flat-roofed garage or porch. Is it worth having that looked at?

It’s frequently worth it, as these roofs are easy to forget. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.

Does electronic leak detection work on all membranes?

Not every roof is suitable. Certain membranes are conductive and some roofs lack the layer the test needs. We will tell you if yours isn’t suitable at the start.

What’s the best way to book?

Simply ring 07833 053749 or send us an email with the address. We will ask a few questions, confirm the price and agree a date.

Does ELD work under paving or planting?

On some roofs, yes. Covered roofs limit the methods we can use, so we check the build-up first.

Are you structural engineers?

No. Our survey is not a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

About our electronic leak detection in Chaulden

Electronic leak detection works on many flat roof membranes over offices, units, blocks of flats and homes. It helps trace a leak you already have or to test a new membrane before it is covered. We quote for each roof based on its size and build-up. Testing can be carried out on weekdays, Saturdays or Sundays, depending on the weather. Just ask about your roof. We survey roof terraces and balconies, commercial flat roofs and liquid-applied waterproofing, and the problems we are asked to look at most are breaches around outlets and penetrations and holes left by work on the roof.

In smaller places like Chaulden, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Tips that help

These tips come from what we see on roofs every week:

  • Get leaks traced quickly
  • Check trades protect the waterproofing
  • Keep a note of leaks after rain
  • Keep foot traffic on flat roofs to a minimum

After your roofer repairs the breaches, a retest can confirm them, where the roof still suits the method.

Consider testing a new membrane before it is covered. Finding breaches is simpler at that stage.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes a time that depends on the membrane area and the build-up, which we set out in the quote. Homes around Chaulden often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. You let us know about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

Before the survey

  • Have any paperwork from past roof work to hand
  • If it is not your property yet, arrange access through the agent
  • Make sure the loft hatch can be reached

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Parts of the roof covered by fixed equipment
  • Some conductive membranes

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.

Flat roofs in Chaulden

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

For an older house near a landmark such as St Stephen, the joins between later flat roofs and the old walls are where problems normally start. If you let a flat or house near Hemel Hempstead station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

How we price electronic leak detection

We confirm the exact price before booking. This is what makes a difference:

  • Any need for thermal images or a drone flight
  • The shape of the roof and its details
  • The roof’s overall size
  • Extensions, dormers and garages with roofs of their own

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Getting in touch

Here’s what helps us most when you contact us:

  • Dates you are working to, like exchange
  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window
  • The style of property, from a terrace to a block

Getting a price is simple: just phone 07833 053749 or use the contact form and give us a few details about the property and we’ll point you to the right survey. The price is agreed up front.

Signs you need electronic leak detection in Chaulden

Water travels under flat roof membranes. The stain inside can be far from the hole, so tracing it by eye is difficult.

Things that often lead to a survey include:

  • Water coming in under a flat roof
  • Leaks through a covered membrane
  • Breaches around outlets and penetrations
  • New roofs to check before paving or planting

For site and facilities teams at buildings like Chaulden Junior School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
