Questions from Chaulden

How do I find out if my home in Chaulden is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Chaulden?

Yes. Chaulden is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

How do I book a survey in Chaulden?

The quickest way is to phone 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will point you to the right survey. We survey on any day of the week.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do you survey roofs shared between flats?

Yes, we survey shared roofs frequently. We can only inspect neighbouring parts from where we’re allowed to be and we will say so.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

How a landlord roof survey works in Chaulden

Shared roofs on blocks, converted houses and terraces raise their own questions. We check the roof from each safe vantage point including the loft and flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. We can only inspect the parts of a shared roof we’re allowed to reach. We survey gutters and downpipes, blocks of flats and rented houses, and the problems we’re asked to look at most are ponding or splits on flat roofs and slipped or missing slates and tiles.

Around Chaulden, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is. The fixings under an older roof frequently fail before good slates or tiles do.

The report records the let or shared roof as we found it on the day. That makes it useful now and a handy reference later.

Landlords, agents and block managers in Chaulden

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Useful tips for Chaulden property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Keep past survey reports with the building’s records
  • Don’t store items over the loft hatch
  • Survey the roof on a regular cycle
  • Make leak reporting easy for tenants

Questions about who pays under the lease are for your managing agent or a solicitor. What we provide is an independent record of condition to help those discussions.

Keep the loft space accessible so a surveyor can look inside the roof. Stored items over the hatch make checks harder.

Different roofs, different checks

Pitched roofs on houses and blocks

On older pitched roofs, the fixings and underlay often fail before good slates or tiles. We note what we can see.

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We note what we can see.

What we do, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes an hour or two for a single let house, with blocks of flats taking longer. In a smaller place like Chaulden, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before the survey

  • Tell us about any leaks, stains or damp patches you know of
  • If you are buying, let the agent know when we are coming
  • Make a note of anything you’d like us to look at

Arrange a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Advice

Roofs, chimneys and gutters in Chaulden

Chaulden is part of Hemel Hempstead, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

Living close to Gadebridge Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Take a building like Chaulden Junior School: large buildings have long gutter runs and big roofs that need checking like any other.

What we’re asked to look at in Chaulden

A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.

Here are some of the things we see frequently:

  • Cracked or lifting flashings
  • Gaps where tiles or slates have slipped
  • Mortar falling from ridges and verges
  • Choked outlets and gutters

If you let a flat or house near Hemel Hempstead station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before you book any roof surveyor

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether you get a written report with photos
  • Their insurance cover
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What’s in a roof survey

Why act early in Chaulden

On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. In an older home around Chaulden, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.
