Landlord roof survey in Bourne End: what you get

A roof condition report helps you plan maintenance and set budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It doesn’t include repair cost estimates, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. We survey flat roofs on blocks, blocks of flats and converted houses, and people most often book us about flashings that have come away and worn ridges, hips and verges.

Somewhere as small as Bourne End, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

What affects the price in Bourne End

Prices always include VAT. What changes the price is:

  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone
  • Roof area
  • Basic, Standard or Premium

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

Here’s what helps us most when you get in touch:

  • Photos of the roof, taken safely from the ground or a window
  • Any deadline, such as an exchange date
  • Access details, like a loft hatch or a shared roof
  • Any stains, drips or damp patches you’ve seen indoors

For a price for landlord roof surveys in Bourne End, ring 07833 053749 or drop us an email. A few details about the property and the roof help us price the survey accurately.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking and it will help the survey.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Walls, floors and services beyond the roof
  • A full structural assessment of the building

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. The full list of what we check.

Roof by roof

Roof spaces and lofts

On blocks, the loft space may be reached through a flat or a communal hatch and you’ll need to arrange it.

Flat roofs on blocks and rear additions

Felt flat roofs often need replacing after around 15–20 years, so their age matters.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes an hour or two for most houses, with bigger or more complicated roofs taking longer. Somewhere as small as Bourne End, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start by agreeing the scope, roof by roof.
  2. Access to flats and the loft space is arranged with you beforehand.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

How to prepare

  • Unlock side gates and any roof access doors
  • Make a note of anything you’d like us to look at
  • Tell us about parking before the day

Bourne End homes and their roofs

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Trees in and around Gadebridge Park shed leaves that can end up in nearby gutters. If you look after a building such as Pixies Hill Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as Church of St John the Evangelist, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Bourne End: your questions answered

Will you come out to Bourne End?

Yes. Bourne End is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.

How do I find out if my home in Bourne End is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will the survey cover the whole building?

No, it focuses on the roof. It is not a RICS Level 2 or 3 survey, and it is not a structural engineer’s report.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Do you look in the roof space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Why get it checked now?

Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed, which suits a rolling maintenance plan. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Landlord roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.
