Roof leak investigation in Bovingdon: what you get
Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it’s safe to see it. We survey valleys and parapet gutters, rooflights and dormers and flat roof details, and common reasons people get in touch are water marks that spread in wet weather and damp ceilings under a flat roof.
In older homes around places like Bovingdon, the underlay may be old bitumen felt, or there may be none at all. Without a sound underlay, any gap in the coverings lets water straight through. Whether it is long-term wear or recent damage makes a difference to what happens next. In the loft, damp battens or wet insulation are often the first clues.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

What helps most when you contact us:

- Why you want a survey: buying, a leak, a storm or new work
Booking is simple: just call 07833 053749 or use the contact form and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.
How the survey works
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take between one and two hours, more where the leak is intermittent or the roof is large. Some parts of a survey depend on the weather, so a visit to Bovingdon is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- You receive a report with the likely source, photos and recommendations.
How to prepare
- Check we can get to the back of the property
- Jot down any questions you want answered
- Clear the way to the loft hatch

DIY checks: what’s safe
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- What’s under the covering or behind the plaster
- Plumbing leaks that look like roof leaks
- A promise to find every leak on a single visit

Signs you need a roof leak investigation in Bovingdon
Every flat roof covering has a working life. A felt roof often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Upstands and outlets are common weak points.
A survey makes sense if you’ve noticed:
- Drips from nail tips in a cold loft
- Drips in the loft during heavy rain
- Stains around a skylight
- Damp on a chimney breast
If you live in an older home near Church of St Lawrence, water on an older roof tends to find its way in at the lead, the valleys or the chimney.
Choosing a roof surveyor
- Whether VAT is added on top
- Whether you can ask questions once you have the report
- Their drone registration, if they fly one
- Will they check the loft as well as the outside?

Your questions about roof leak investigations in Bovingdon
Is Bovingdon within the area you cover?
Yes, Bovingdon is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
How do I find out if my home in Bovingdon is listed?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.
Can you always find the source?
We cannot promise it. Some leaks hide well, particularly those that need wind-driven rain. Where the source isn’t certain, we list the likely routes in order.
What happens after the survey?
You will get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Do you look in the loft space?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
How long does a roof leak investigation take?
The visit usually takes an hour or two, more where the leak is intermittent or the roof is large. We will give you an idea of timing when you book.
