Roof leak investigations for Lye Green homes and businesses

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Write down the wind direction and rain when it leaks
  • Clear the loft hatch so we can get in
  • Tell us if there are tanks or pipes in the loft
  • Let us know what has already been tried

We email the report to you. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Plan a roof survey every few years. Flashings, valleys and flat roof details are frequent weak points, and catching wear early keeps water out.

About our roof leak investigation in Lye Green

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit. Parapet walls and their gutters are checked from wherever it’s safe. Our report shows what we found, with photos. If you’re worried about water dripping from rafters or underlay and leaks below a flat extension roof, a survey will tell you what’s going on.

In a village or hamlet like Lye Green, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Can I check my roof myself?

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Water from pipes, tanks or heating systems
  • A structural engineer’s report
  • The repair itself (the investigation finds and reports the cause)

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and does not.

Lye Green: your questions answered

Do you cover Lye Green?

Yes. Our area covers London and South East England, and Lye Green is part of that. Just phone 07833 053749 or email us and tell us about the property.

Do you cover smaller places like Lye Green?

Yes. Lye Green is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Why isn’t the leak directly above the stain?

Rain that gets in will run along whatever it lands on. On a flat roof it can travel under the covering before it shows. Following that route is what our investigation does.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Do you use thermal imaging to find leaks?

We use thermal imaging where it helps, and it’s included in our Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.

How long does the visit take?

The visit usually takes an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. We’ll give you an idea of timing as you book.

Will you walk on the roof?

Only when it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.

The survey, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours, more where the leak is intermittent or the roof is large. For a village or hamlet like Lye Green, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You let us know where the water shows and when it appears.
  2. We check the stain, the ceiling and the loft above it.
  3. Outside, we check every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. You receive a written report with photos showing the likely source and what needs attention.

Before we arrive

  • Let us know about parking near the property
  • Move anything stored under the loft hatch
  • Find any records of previous roof work

Lye Green roofs and the weather

Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these roof types has its own typical places for water to get in. Chenies Manor House, about 3.8 miles south-east, is one of the historic houses in the wider area around Lye Green. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near St George's Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney. For landlords with property near Berkhamsted station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Take a building like Brushwood Junior School: tracing a leak on a big roof starts with where the water appears and works back.

Lye Green is about 1 mile north-east of Chesham, in Buckinghamshire. Houses, flats, blocks and commercial buildings in Lye Green can all book roof leak investigations. Our area takes in places right across Buckinghamshire. There is also a page for Milton Keynes.

What affects the price in Lye Green

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size
  • Building height and the viewpoints available

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Helping us price your survey

Before you get in touch, it helps to have:

  • Any deadline, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them
  • What kind of property and roof it is

Photos help, if you have them. Take them safely from the ground or a window. To get started, phone 07833 053749 or send us an email.

What we look for on each type of roof

Valleys

Leaves and moss build up in valleys and hold water back. In heavy rain, it can spill under the edges of the slates or tiles.

Lead flashings

Wherever a roof meets a wall or stack, a flashing keeps rain out. We check for lead that has lifted, split or slipped, and for flashings that have been patched with bitumen.
