How a roof leak investigation works in Orchard Leigh

Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from every safe viewpoint. The findings are recorded with photos. If you’ve noticed leaks that appear only in driving rain and leaks at a dormer or roof window, we can find out what’s behind it.

For a small place like Orchard Leigh, the inspection is the same as anywhere: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Tips from our surveys

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Tips:

  • Let us know if there are tanks or pipes in the loft
  • Clear the loft hatch so we can get in
  • Don’t touch fittings that water is reaching
  • Stay off ladders and the roof

Once the work is done, hold on to the report. If the leak returns, it is a useful record of what was found, which makes the next step quicker.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.

Why it is worth a survey now in Orchard Leigh

Leaks tend to get worse, not better. Each storm can open a gap a little more. An investigation now gives you time to plan the work. Where a roof is exposed, as many are in small places like Orchard Leigh, driving rain gets into any weakness, and damp in older walls is slow to dry out.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We can help you choose the package that fits what you need to know.

Leaks and storm damage in Orchard Leigh

About 3.6 miles south-east lies Chenies Manor House, a reminder of how long the area around Orchard Leigh has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Different coverings let water in at different points, which shapes where the search starts.

If you live in an older home near St George's Church, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. For landlords with property near Berkhamsted station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Orchard Leigh questions

How do I find out if my home in Orchard Leigh is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover Orchard Leigh?

Yes, Orchard Leigh is one of the places we work. The survey and report are the same in Orchard Leigh as anywhere else, and visits run on weekdays and weekends.

Can you trace a leak in dry weather?

Often, yes. Stains, tide marks, damp timbers and moisture readings typically point the way. Intermittent leaks can be harder, so photos and notes from when it leaks help a lot.

Could my leak actually be condensation?

Condensation can look very like a leak. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern of damp and the ventilation, then say which is most likely.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

How much is a survey?

Prices start from £150, including VAT. We confirm the price for the job before booking, based on the roof’s size, access and package. To get a price, phone 07833 053749 or send us an email.

Do you climb onto every roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

Signs you need a roof leak investigation in Orchard Leigh

A gutter that overflows can soak a wall and mark the ceiling inside. Hidden gutters behind parapets cause the most trouble, since a blocked outlet sends water over the lining and into the building.

Problems we come across often include:

  • Drips from nail tips in a cold loft
  • Damp walls below an overflowing gutter
  • Drips in the loft during heavy rain
  • Stains around a skylight

For site and facilities teams at buildings such as Ley Hill School, tracing a leak on a big roof starts with where the water appears and works back.

What to check before booking

  • Whether you can ask questions once you have the report
  • Which parts of the roof they’ll actually see
  • Their report turnaround times
  • Will the report include photos?

What to expect from a roof survey

How the survey works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Older roofs in small places like Orchard Leigh can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

How to prepare

  • Tell us where we can park nearby
  • Check we can get to the back of the property

Checking the roof from ground level

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Different roofs, different checks

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Where conditions allow, moisture readings and thermal imaging help narrow it down.

Lead flashings

Mortar fillets are sometimes used instead of lead. They crack as the roof and wall move, and water runs down behind them.
