Landlord roof survey in Orchard Leigh

A roof condition report helps you plan maintenance and set budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It does not include repair cost estimates, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. We survey rented houses, gutters and downpipes and shared roofs, and the problems we are asked to look at most are leaking joints at party walls and flashings that have come away.

Somewhere as small as Orchard Leigh, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Common questions in Orchard Leigh

Will you come out to Orchard Leigh?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

I let a flat near Berkhamsted station. Can you check the roof?

Yes, rented property is part of what we cover. You can ring 07833 053749 or email us with the address and a few details, including who will give access on the day.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

What’s the best way to book?

Just ring 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

Will you walk on the roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

Local roofs in Orchard Leigh

Historic houses like Chenies Manor House, about 3.6 miles south-east, show how far back building in the area around Orchard Leigh goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you own a rental within reach of Berkhamsted station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Ley Hill School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

What this survey cannot tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Asbestos testing of roof sheets or soffits
  • Roof areas we weren’t given access to

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

Roof types and parts we check

  • Converted houses
  • Rented houses
  • Flat roofs on blocks
  • Shared roofs
  • Blocks of flats
  • Gutters and downpipes

How the survey works

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take about one to two hours at most homes, while a commercial roof takes nearer three to four hours. Somewhere like Orchard Leigh needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit

  • Make sure pets are kept safely away
  • Unlock side gates and any roof access doors
  • If you’re buying, check with the agent that we can get in

Different roofs, different checks

Roof spaces and lofts

On blocks, the roof space may be reached through a flat or a communal hatch, so it needs arranging.

Shared chimney stacks

Shared stacks need everyone involved to agree work and the report helps with that.

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What we’re asked to look at in Orchard Leigh

Landlords need to plan spending on a building. Without a recent survey, it’s hard to know what the roof needs or when.

We are often asked to look at:

  • Slipped or missing slates and tiles
  • Leaks into upper flats
  • Loose ridge or hip tiles
  • Cracked or lifting flashings

For an older house near a landmark like St George's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.
