Landlord roof survey in High Wycombe: what you get

With a shared roof, it’s not always clear what’s wrong or where. We inspect the roof as far as it can be seen safely, including from the roof space and the flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. We can only inspect the parts of a shared roof we’re allowed to reach. We’re often asked to look into leaks into upper flats and missing or loose roof coverings, on blocks of flats, flat roofs on blocks and rented houses.

Around High Wycombe, semis and terraces share chimneys, gutters and roof lines with the house next door. When a stack or gutter is shared, the problem may not be on your side alone. We can only inspect what we have access to, so shared parts are reported as far as they can be seen safely. It’s useful to mention any shared stacks or gutters as you book.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

High Wycombe homes and their roofs

The wider area around High Wycombe has a long history of building, with Hughenden Manor about 1.5 miles north. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Shop and office owners around Eden may find that a roof report helps plan work around trading rather than after a leak. If you look after a building like Hamilton Academy, large buildings have long gutter runs and big roofs that need checking like any other.

High Wycombe questions

Do you carry out roof surveys in High Wycombe?

Yes. Our area covers London and South East England, and High Wycombe is part of that. You can phone 07833 053749 or drop us an email with the address and some details, and we will talk through which survey suits.

Do you survey roofs for landlords with property near High Wycombe station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

What if it rains on the day?

It can, depending on the survey. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.

Roof by roof

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. We look for ponding, splits, blisters and tired upstands as far as safe access allows.

Party-wall upstands and parapets

A parapet can hide a gutter that’s hard to see. They’re checked where safe access allows.

What we do, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely. The survey normally takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. In High Wycombe, parking is rarely complicated, though it is useful to know about driveways or restrictions. We look at the roof from ground level and from windows, then from the loft where there is safe access, and from the roof itself where it’s safe.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can safely be seen.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

How to prepare

Common roof problems in High Wycombe

On a shared roof, it’s not always clear who should act. Each party may assume someone else is dealing with it, so maintenance gets put off. A condition report gives everyone the same starting point.

These are some of the problems a survey can pick up:

  • Cracked or lifting flashings
  • Damaged pots and flaunching
  • Splits and blisters in flat roof coverings
  • Blocked gutters over flats

If you live in an older home near Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before you book any roof surveyor

  • When you will get the report
  • What the report includes, and whether it has photographs
  • Whether the price includes VAT
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What to expect from a roof survey

What we can’t see

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • A full building survey of every part of the property
  • A full structural assessment of the building

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What a survey covers and does not.

What this survey covers

  • Rented houses
  • Flat roofs on blocks
  • Gutters and downpipes
  • Shared roofs
  • Blocks of flats
  • Converted houses

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
