Roofs, chimneys and gutters in Amersham

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 3 miles east lies Chenies Manor House, a reminder of how long the area around Amersham has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you live in an older home near St. Michael and All Angels, its roof may have old fixings, lead flashings and chimneys that need a closer look.

How a landlord roof survey works in Amersham

Who pays for roof work on a block depends on the lease. We don’t give legal advice on leases, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photographs and recommendations. If you’re worried about worn ridges, hips and verges and choked outlets and gutters, we can find out what’s behind it, whatever the roof.

Amersham mixes older houses, frequently slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

How the survey works

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes roughly 1–2 hours for a house, and more on a big or complicated roof. In Amersham, parking is rarely complicated, though it is useful to know about driveways or restrictions. The inspection covers what can safely be seen from outside, from windows and from the roof space.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Before the survey

  • Note where any stains or damp appear
  • Leave a clear route to the loft
  • Have keys ready for side gates, garages or roof access doors

Signs you need a landlord roof survey in Amersham

People living in a building seldom see the roof itself. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years particularly where the roof can’t be seen from the street.

Problems we come across frequently include:

  • Damp or stains in top-floor flats
  • Damaged pots and flaunching
  • Loose ridge or hip tiles
  • Cracked or lifting flashings

If you let a flat or house near Amersham station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What to check before booking

  • Which viewpoints they use to see the roof
  • Their drone registration, if they fly one
  • What’s outside the scope of the survey
  • Are they insured for the work?

What a roof survey includes

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What happens if roof problems are left?

On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it’s one opinion against another. On homes in Amersham, the joint between an extension and the house is where a slow leak tends to start. Left for a few seasons, it can spoil plaster, skirting and flooring inside.

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for your roof before booking.

Common questions in Amersham

Do you survey roofs for landlords with property near Amersham station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or drop us an email with the details, and we will talk through which survey suits.

Do you carry out roof surveys in Amersham?

Yes, Amersham is within the area we cover. We work right across London and South East England. You can call 07833 053749 or email us with the address and some details.

Does the weather affect the survey?

A survey can typically go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.

Is the report suitable for a maintenance plan?

Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. Repair costs are not included but it gives contractors a clear brief.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Landlord and commercial surveys in Amersham

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

When you need someone else

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Areas behind locked flats or blocked hatches
  • Legal advice on leases or service charges
  • A full structural assessment of the building

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What our survey covers.
