Practical tips

Most of what helps is simple and safe from the ground. Our suggestions:

  • Keep roof surveys on a rolling plan
  • File each roof report for future reference
  • Have gutters and outlets cleared every year
  • Keep the loft hatch clear and reachable

If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.

Encourage residents to tell you about leaks or damp straight away. Early reports let you act before damage spreads.

Landlord roof survey in Coleshill: what you get

Who pays for roof work on a block depends on the lease. We can’t advise on what your lease says but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. If you are worried about failed flashings at walls and chimneys and standing water on a flat roof, a survey will tell you what’s going on.

Somewhere as small as Coleshill, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey changes by roof type

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Joints and flashings on these walls can fail.

Pitched roofs on houses and blocks

Slate and tiled pitched roofs are common on let and shared buildings. We check coverings, ridges, hips, valleys and flashings where it is safe to see them.

DIY checks: what’s safe

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

What happens on the day

We do not take risks to get a closer look. We inspect what can safely be seen, and if part of the roof can’t be seen, the report says so. Most visits take between one and two hours for a house, with bigger or more complicated roofs taking longer. For a village or hamlet like Coleshill, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Let us know about any leaks, stains or damp patches you know of
  • If you are buying, let the agent know when we are coming

Arrange a survey

Landlord roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or send us an email with the details.

Advice

Common questions in Coleshill

I let a flat near Amersham station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do you cover smaller places like Coleshill?

Yes, Coleshill is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Is this a RICS survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How long does the survey take?

That depends on the size and shape of the roof, but most surveys take about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. The report is sent afterwards by email.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

Can we use the survey to plan a roof budget?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. Repair costs are not included but it gives contractors a clear brief.

Coleshill homes and their roofs

Chenies Manor House, about 4.6 miles north-east, is one of the historic houses in the wider area around Coleshill. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take an older house close to Church of All Saints: its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Amersham station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like Coleshill Church of England Infant School will know that large buildings have long gutter runs and big roofs that need checking like any other.

What a landlord roof survey does not cover

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • The structure in the way a structural engineer would assess it
  • Roof areas we weren’t given access to

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and doesn’t.
