Woodrow Landlord Roof Survey
Roof condition reports for landlords, agents and blocks of flats in Woodrow, carried out by an experienced roof surveyor. Every survey comes with a written report and photographs.
- Damp or stains in top-floor flats
- Chimney stacks in poor repair
- Gaps where tiles or slates have slipped
Landlord roof survey in Woodrow: what you get
Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait based on what can be seen. It does not give repair costs but contractors can price from it. Anything urgent is made clear, so you can deal with it first and budget for the rest. If you’re worried about damp or stains in top-floor flats and splits and blisters in flat roof coverings, we can find out what’s behind it.
Somewhere as small as Woodrow, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Woodrow questions
Does a conservation area affect roof work in Woodrow?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Woodrow within the area you cover?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Will you check the loft?
If there is a loft and safe access to it, yes. The roof space can show things the outside cannot, like damp timbers, staining or daylight.
Is the report suitable for a maintenance plan?
Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. Repair costs aren’t included but it gives contractors a clear brief.
Will you say whether the freeholder or leaseholders should pay?
No, we do not advise on leases, so ask your managing agent or a solicitor. Our job is to report on the roof itself.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs.
Can you survey in bad weather?
A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

Surveys for landlords and agents in Woodrow
Letting agents can arrange access with tenants. We survey seven days a week, which can make access easier.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
When you need someone else
Some things cannot be seen without opening up the roof, so a survey has limits:
- Areas behind locked flats or blocked hatches
- Responsibility under a lease
- The rest of the building, as a RICS Level 2 or 3 survey would
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. The full list of what we check.
What we look at

- Flat roofs on blocks
Why it’s worth a survey now in Woodrow
Relying on what tenants report means relying on what they can see. By the time a stain appears, water may have been getting in for a while. We look at the roof, not just the symptoms. For an older or listed building in a place like Woodrow, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.

What a survey costs
All our prices include VAT. The things that change the price are:
- The roof’s overall size
- Basic, Standard or Premium
- Whether it is a home or a commercial building
- Extra roofs, like extensions, dormers or garages
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
What we need to know
You do not need to know any roofing terms. Just tell us:
- Any photos you have, taken from ground level or a window
- Any marks or damp showing indoors
- The kind of building and roof involved
- Your postcode, so we can check access and travel
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or drop us an email with the address and the days you’d prefer.
The survey, step by step
Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey typically takes between one and two hours for a house, or half a day or so for a commercial building. Older rural homes like those around Woodrow can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- First, we confirm the roofs and areas to be surveyed.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- The roofs are inspected from ground level, vantage points, the roof space and the roof where it’s safe.
- We photograph each defect and note how urgent it looks.
- You get a written condition report to help plan maintenance.
Preparing for the visit
- Let us know about parking before the day
- Check pets are kept safely away
- Unlock side gates and any roof access doors

What a landlord roof survey looks like in Woodrow
About 4.6 miles west lies Hughenden Manor, a reminder of how long the area around Woodrow has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If your home is one of the older ones in the streets near Church of the Holy Trinity, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Amersham station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building such as Curzon Church of England Combined School, large buildings have long gutter runs and big roofs that need checking like any other.

DIY checks: what’s safe
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
