Questions from Penn Street

How do I find out if my home in Penn Street is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

I let a flat near Amersham station. Can you check the roof?

Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.

Will you fly a drone over my roof?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Do you survey roofs shared between flats?

Yes, shared roofs are a common request. Where a neighbouring roof is not part of the access, we can only see it from vantage points and we’ll say so.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Will you go up on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Landlord roof surveys for homes and businesses in Penn Street

A roof over tenants or leaseholders often gets attention only when water comes in. Surveying the roof first helps you spot defects early, and plan work rather than react to it. The findings come in a written report with photos that you can keep with the building’s records. Many landlords and agents repeat it every few years to see how the roof is changing. We survey shared roofs, converted houses and gutters and downpipes, and common reasons people get in touch are gutters overflowing onto walls and worn ridges, hips and verges.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Where we cannot see part of the let or shared roof, the report says so. You will know exactly what was inspected and what wasn’t.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Confirming asbestos in older roof materials
  • Responsibility under a lease
  • The structure in the way a structural engineer would assess it

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

What this survey covers

  • Blocks of flats
  • Rented houses
  • Gutters and downpipes
  • Shared roofs
  • Flat roofs on blocks
  • Converted houses

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What we look for on each type of roof

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed, so we look at them closely.

Flat roofs on blocks and rear additions

Flat roof outlets frequently clog leaving water standing. We check them as part of the survey.

Local roofs in Penn Street

Hughenden Manor, about 4.1 miles west, is one of the historic houses in the wider area around Penn Street. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For an older house near a landmark such as Church of the Holy Trinity, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings like Curzon Church of England Combined School, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Amersham station, the gap between tenancies is a good time to have the roof looked at.

Penn Street is about 3 miles south-west of Amersham, in Buckinghamshire. Whether the building in Penn Street is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. What happens on the day

We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours for a house, and longer for a block or a building with several roofs. In a hamlet or village like Penn Street, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start by agreeing the scope, roof by roof.
  2. Access to flats and the roof space is arranged with you in advance.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where it’s safe.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Getting ready for the survey

  • Find any records of previous roof work
  • Have keys ready for side gates, garages or roof access doors
  • Check the loft hatch can be reached

Advice

Practical tips

These tips come from what we see on roofs every week:

  • Tell tenants when we are coming
  • File each roof report for future reference
  • Keep roof surveys on a rolling plan
  • Ask your managing agent about lease terms

Questions about who pays under the lease are for your managing agent or a solicitor. Our report sets out the roof’s condition that everyone can refer to.

Keep gutters and outlets clear and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.

What affects the cost of landlord roof surveys

To price your survey, we look at:

  • House, block, shop or office
  • Building height and the viewpoints available
  • Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Getting in touch

There’s no need for technical words. It is enough to let us know:
