How a landlord roof survey works in Waterside
With a shared roof, it’s not always clear what’s wrong or where. We look at the roof from every safe vantage point including the loft and flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. We can only inspect the parts of a shared roof we’re allowed to reach. We survey converted houses, flat roofs on blocks and gutters and downpipes, and common reasons people get in touch are missing or loose roof coverings and choked outlets and gutters.
Older buildings in small places like Waterside may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Common questions in Waterside
Is Waterside within the area you cover?
Yes, Waterside is on our map. A small place gets exactly the same survey as a big one.
Does a conservation area affect roof work in Waterside?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Will you need to get into tenants’ homes?
Sometimes, yes. If the loft space or a flat roof is reached through a flat, we need access to it so please give residents notice.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Do you test for asbestos?
No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
How much time does the visit need?
For a single house, expect about 1–2 hours on site, with blocks and complex roofs taking longer.
Can your report tell us who pays for the roof work?
No, we do not advise on leases, so ask your managing agent or a solicitor. Our job is to report on the roof itself.
Leave it or get it looked at?
A contractor’s quote tells you what they propose to do. A survey gives you an independent view of the roof before you commission work so you know what you are asking contractors to price. Around Waterside, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Landlord roof survey starts from £150, including VAT.

Honest limits
Some things can’t be seen without opening up the roof, so a survey has limits:
- Structural calculations or an engineer’s report
- Parts of the roof we cannot safely see or access
- The rest of the building, as a RICS Level 2 or 3 survey would
Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before booking. The full list of what we check.
What this survey covers
- Flat roofs on blocks
- Gutters and downpipes
- Converted houses
- Rented houses
- Blocks of flats
- Shared roofs
How the survey works
The visit has one job: to see as much of the let or shared roof as can safely be seen and record it clearly. Notes and photos go into the written report. It usually takes about one to two hours for a house, and longer for a block or a building with several roofs. In a small place like Waterside, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You let us know about the building, its roofs and any known leaks.
- We confirm the access we will need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- You receive photos and recommendations, prioritised where relevant.
Before the survey
- Find any records of previous roof work
- Show us where any leaks or stains appear
- For a flat or shared roof, check access with the freeholder or managing agent

Waterside homes and their roofs
Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Chenies Manor House, about 3.4 miles south-east, show how far back building in the area around Waterside goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
The streets around a church like Christ Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Amersham station may find that the gap between tenancies is a good time to have the roof looked at. Take a building like Waterside Primary Academy: large buildings have long gutter runs and big roofs that need checking like any other.

Different roofs, different checks
Party-wall upstands and parapets
Where a roof is shared with neighbours, we can only inspect what we are given access to, and the report says what was seen.
Pitched roofs on houses and blocks
Most let houses and many blocks have pitched roofs of slate or tiles. We check coverings, ridges, hips, valleys and flashings as far as can safely be seen.
