Gutter surveys for homes and businesses in High Wycombe
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’re worried about cracked or loose downpipes and dripping or leaking gutter joints, a survey will tell you what’s going on, whatever the roof.
In a town like High Wycombe, older houses with slate or clay tile roofs normally sit alongside later estates with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

What we are asked to look at in High Wycombe
Plenty of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and lets weeds take root.
These are some of the problems a survey can pick up:
- Cracked or loose downpipes
- Gutters that have fallen out of line
- Fascia boards damaged by overflowing water
- Overflowing valley or parapet gutters
Take a building like Hamilton Academy: a written record of a large roof helps plan work for the holidays rather than in term time.

FAQs for High Wycombe
Do you survey roofs for landlords with property near High Wycombe station?
Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.
How do I find out if my home in High Wycombe is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
Will the survey check for asbestos?
No, that is a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.
How much is a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just call 07833 053749 or use the contact form for a price.
Will you walk on the roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.
What does the report include?
Written findings with photographs, explaining the condition of the gutter, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
What we do, step by step
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes an hour or two at a house, depending on how many gutter runs and downpipes there are. A survey in High Wycombe needs access inside and out, including the loft hatch and any rooms with damp. If there is a side gate or a rear garden, let us know how to reach it. Weekday and weekend visits are available.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The loft space is checked for staining, where it can be reached safely.
- A photo-illustrated written report and recommendations follows.
Getting ready for the survey
- Have any questions written down, so nothing gets missed

Why get it checked now?
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from the ground but hidden gutters are another matter. Our survey covers everything that’s safely in view and records it with photos. On homes in High Wycombe, the joint between an extension and the house is where a slow leak tends to start. A few wet winters later, it can mean new plaster and decorating as well as roof work.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Why book with us

DIY checks: what’s safe
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What we look for on each type of roof
Aluminium and other metal gutters
On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.
Lead-lined valley and parapet gutters
Lead gutters need their linings, steps and outlets in good order where it is safe to see them. Missing lead is something we check for too.

Thatch survives on some older buildings in Buckinghamshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around High Wycombe has a long history of building, with Hughenden Manor about 1.5 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
