Gutter surveys across Buckinghamshire: what to expect

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey valley gutters, outlets and hoppers and fascias and soffits, and people most frequently book us about downpipes that are split or coming away and joints that drip after rain.

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for most houses, and more on a big or complicated roof. If you have questions on the day, just ask.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Typical jobs here are in homes near Buckinghamshire UTC, Stocklake Park Community School and The Derby Arms Public House, among other places. Also close by are Bearbrook Combined School (0.5 miles west) and Church of St Mary (within half a mile north). There is a railway station in Aylesbury itself: Aylesbury station. Nearby you will also find Roald Dahl Children's Gallery (within half a mile east) and Royal Buckinghamshire Hospital (under half a mile north). The countryside around Aylesbury includes Coombe Hill.

Gutter surveys across Buckinghamshire: local notes

Across Buckinghamshire, plenty of older houses still have chimney stacks, used or not, and their flashings and pointing need checking like any other part of the roof. Valleys, gutters and fixings follow close behind.

We survey roofs across London and the South East, and Buckinghamshire is part of that. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.

Aylesbury: If you own a rental within reach of Aylesbury station, the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings such as Buckinghamshire UTC, a written record of a large roof helps plan work for the holidays rather than in term time.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Ask for valleys and parapet gutters to be cleared too
  • Check that downpipes are firmly fixed to the wall
  • Watch ceilings under valley gutters for fresh marks
  • Look out for overflows when it pours

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you once it is done.

Get the gutters cleared every year or more frequently near trees. The best time is normally after the leaves have dropped. Clean gutters can do their job.

Honest limits

To be straight with you, a roof survey has limits:

  • Underground drains, which need a CCTV drain survey
  • Asbestos testing of old gutters, downpipes or soffits
  • Damage hidden inside walls or behind boards

How the survey changes by roof type

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. They last well when painted but corrode once the paint wears off.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. It’s inspected as far as safe access allows.

Landlords, agents and block managers in Buckinghamshire

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Common questions in Buckinghamshire

Do you check valley and parapet gutters?

Yes, as far as they can safely be seen. We use the ground, windows, the loft space and the roof where it’s safe, and by drone where it is applicable.

How do I book a survey in Buckinghamshire?

Simply ring 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

What’s the price of a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. For a price for your building, phone 07833 053749 or drop us an email.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
