Roof survey in HP20: how it works

Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We survey lead flashings, clay and concrete tiles and ridges, hips and valleys, and people most often book us about cracked mortar along the ridge and blocked, sagging or leaking gutters.

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes an hour or two on an ordinary house, and more on a big or complicated roof.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How to book

Not sure which survey you need? It is easiest to call 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.

What’s near Elmhurst

Locally, jobs take us to homes and businesses close to Elmhurst School, Stocklake Park Community School and Church of St Mary, among other places. You will also find The New Zealand pub (under half a mile west) and Aylesbury Grammar School (0.9 miles south). The closest station to Elmhurst is Aylesbury station, about 0.9 miles south of the centre. Nearby you will also find Roald Dahl Children's Gallery (0.7 miles south-west) and Tindal Centre (within half a mile south-east).

Homes and roofs across HP20

Older homes across HP20 often keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.

Several airports in London and the South East have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in HP20. Where permission is needed, the flight waits for it.

Elmhurst: For landlords with property near Aylesbury station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building like Elmhurst School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What this survey cannot tell you

It is a careful look at the roof, not the whole story. Its limits include:

  • Structural calculations (that is a structural engineer’s job)
  • An exact number of years the roof has left
  • The condition of the rest of the building (that’s a RICS home survey)

Landlords, agents and block managers in HP20

Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the visit with that in mind.

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Let us know about any leaks or stains you’ve seen
  • Hold on to the report for future surveys
  • Have details of recent roof work to hand
  • Stay off ladders and the roof

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.

Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.

Why roofs fail

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

Problems we come across frequently include:

  • Lifted, split or missing lead flashings
  • Cracked or blistered flat roof coverings
  • Ridge tiles that have lifted or moved
  • Worn or blocked valleys

How we price roof surveys

Not every roof costs the same to survey, and it comes down to:

  • If the survey needs thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The roof’s overall size

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

When you call or email, these details help:

  • Whether there is a loft hatch, a shared roof or tricky access
  • The reason for the survey, such as buying, a leak or storm damage
  • Photos of the roof, taken safely from the ground or a window
  • What kind of property and roof it is

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.

Your questions about roof surveys in HP20

How much does a roof survey cost in HP20?

Prices start from £150, including VAT. You will know the price for your survey before booking, based on the roof’s size, access and package. To get a price, phone 07833 053749 or email us.

Does the weather affect the survey?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

Can you tell me how long my roof will last?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.

Do you look in the roof space?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

How long will you be at the property?

It typically takes about one to two hours for most homes, depending on how many separate roofs there are. Report times depend on the package.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
