How a roof survey works in HP21
Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof, so they deserve a proper look. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are water stains on rafters and ceiling joists and debris building up in roof valleys, across flat roofs, chimney stacks and lead flashings.
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours for most homes, depending on how many separate roofs there are.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We check the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
What affects the price in HP21
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof survey starts from £150, including VAT.

What’s near Aylesbury
We work in homes and buildings around Buckinghamshire UTC, Stocklake Park Community School and The Derby Arms Public House. Also close by are Bearbrook Combined School (0.5 miles west) and Church of St Mary (within half a mile north). There’s a railway station in Aylesbury itself: Aylesbury station. Nearby you will also find Roald Dahl Children's Gallery (within half a mile east) and Royal Buckinghamshire Hospital (less than half a mile north). Green spaces nearby include Coombe Hill.
Roofs, chimneys and gutters across HP21
Homes across HP21 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in HP21 are where it typically shows.
Aylesbury: If you own a rental within reach of Aylesbury station, a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark like Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Common roof problems in HP21
Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It can look like a leak.
Problems we come across often include:
- Loose ridge or hip tiles
- Worn or blocked valleys
- Standing water on a flat roof
- Leaking gutter joints and downpipes
For landlords and managing agents
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
What you can safely check yourself
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
Different roofs, different checks
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped.
Natural slate
Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is often nail fatigue, which we describe in the report.
What happens if roof problems are left?
Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm.
What to check before booking
- How they plan to inspect the roof safely
- Will they check the loft as well as the outside?
- When you will get the report
- Are they insured for the work?
Common questions in HP21
Can you survey a roof I share with a neighbour?
Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
What does a roof survey cost?
Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.
Do you give a life expectancy for the roof?
We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
Do you need to get into the loft?
Normally, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
Do you inspect the roof from on top?
Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.
