Roof surveys for homes and businesses in Aylesbury

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. Common reasons to book are ridge tiles that have lifted or moved and ponding, splits or blisters on flat roofs, across clay and concrete tiles, the roof space and lead flashings.

A place the size of Aylesbury has roofs of every age and type, from slate on older terraces to clay and concrete tiles on later houses and flat roofs on extensions and shops. Typical faults range from slipped slates and cracked ridges to tired flashings, chimneys and blocked gutters. Knowing which you have shapes the survey.

Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t.

When to book a survey in Aylesbury

The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone.

Look out for signs like these:

  • Ridge tiles that have lifted or moved
  • Leaning or weathered chimney stacks
  • Worn lead at chimneys and abutments
  • Valley linings that have cracked or split

If you look after a shop, office or commercial unit, for instance near Friars Square, a roof report helps plan work around trading rather than after a leak.

Before you book any roof surveyor

  • How much experience they have with roofs like yours
  • Whether they hold professional indemnity and public liability insurance
  • Whether you can ask questions once you have the report
  • How they plan to inspect the roof safely

What a roof survey includes

Roofs, chimneys and gutters in Aylesbury

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list. Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Anyone responsible for a site like Buckinghamshire UTC will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Aylesbury station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Leave it or get it looked at?

Leaving it means relying on what you can see from the ground. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. We tell you what’s really needed. In flats, shops and offices in Aylesbury, a roof leak can reach more than one floor before it shows, where it damages ceilings, insulation and anything stored underneath. Catching it early keeps the damage down.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

How the survey works

We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Town-centre streets in Aylesbury can mean pay-and-display or permit parking, so a word about where to park saves time. We will want to see the loft, if there is one, and any ceiling or wall showing damp. Outside, the roof is viewed from every point that is safe.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

How the survey changes by roof type

Natural slate

From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs, and we note its condition.

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted, particularly at the verges and ridge.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Photograph stains when they appear
  • Look for debris in the garden after high winds
  • Let us know about past leaks
  • Ask about a flat roof on an extension or garage too

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

Aylesbury: your questions answered

Do you survey roofs for landlords with property near Aylesbury station?

Yes, landlords and letting agents book with us as well as owners. You can ring 07833 053749 or drop us an email with the address and some details, including who will give access on the day.

Is Aylesbury in the area you cover?

Yes, Aylesbury is one of the places we work. The survey and report are the same in Aylesbury as anywhere else.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.

How long will you be at the property?

On site, it normally takes about 1–2 hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you survey a roof I share with a neighbour?

Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Will you check the loft?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Honest limits

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Defects hidden under coverings or inside walls without opening up
  • Whether the roof structure meets design loads
  • Walls, floors and services below the roof

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. What our survey covers.
