Roof surveys across HP19: what to expect
The report is written for you, in plain language. Each defect is described with photos and a recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. We are often asked to look into cracked mortar along the ridge and gutters that overflow in heavy rain, on natural slate, the roof space and lead flashings.
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes about one to two hours for most houses, or half a day or so for a commercial building.
- You tell us about the property and any concerns.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.

Roof surveys across HP19: local notes
Homes across HP19 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked.
Our area covers London and South East England, including HP19. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.
Haydon Hill: If you look after a building such as Thomas Hickman School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If your home is one of the older ones in the streets near Fairford Leys Church, old fixings, lead flashings and tall chimneys are typical of older roofs.
Before and after the survey
A survey works best with a little help from you, before and after. Some tips:
- Watch for slipped slates after bad weather
- Keep the report with your property records
- Leave roof access to professionals
- Clear the loft hatch area before we arrive
We email the report to you. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
Why roofs fail
Some damage starts inside the loft space. A badly ventilated loft collects condensation, wetting timbers and insulation. It’s often mistaken for a leak.
We are often asked to look at:
- Torn or sagging underlay
- Gutters that overflow in heavy rain
- Cracked or blistered flat roof coverings
- Lifted, split or missing lead flashings
Leave it or get it looked at?
Leaks rarely show up right away. Insulation, plaster and timber can all be damp before you see a stain. From inside the roof space, we can often spot it sooner.
What to check before booking
- What follow-up you get after the report
- Which viewpoints they use to see the roof
- What insurance they carry
- What exactly goes into their report
Different roofs, different checks
Chimney stacks
We look at the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we will say so.
Lead flashings and valleys
Flashings and valleys are where many leaks start. That is why we look at them closely.
Can I check my roof myself?
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
FAQs for HP19
How long will you be at the property?
Allow roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. We’ll give you an idea of timing as you book.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance.
Is your survey a structural engineer’s report?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey is not a structural engineer’s report.
Do you go up on the roof?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where applicable.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
Do you test for asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
