Independent pre-purchase roof surveys in Haydon Hill

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Pre-purchase roof survey in Haydon Hill: what you get

A roof report gives you something solid to take back to the seller or the agent. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We cannot say how a seller will respond, but you will be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. We’re often asked to look into ponding, blisters or splits on a flat roof and quick fixes on flashings and valleys, on lead flashings and valleys, chimney stacks and flat-roofed extensions and dormers.

In a smaller place like Haydon Hill, some houses face open ground, which can mean more wind and rain on the roof. Ridges, verges and flashings are where that weather normally shows first. Whether you are buying or signing off new work, those edges deserve a proper look. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Questions from Haydon Hill

Does a conservation area affect roof work in Haydon Hill?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Haydon Hill?

Yes. Haydon Hill is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Is this the same as a RICS Level 2 or Level 3 survey?

No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Will you need to get into the loft?

Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.

How do I arrange a pre-purchase roof survey in Haydon Hill?

Simply phone 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.

Why act early in Haydon Hill

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage means you know about it from day one. Arranging work in a smaller place like Haydon Hill is easier with notice than in an emergency. A survey gives you that notice.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Honest limits

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Asbestos testing of any kind
  • How a seller will respond, or what the house is worth
  • Anything beyond the roof, which a full home survey covers

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Chimney stacks
  • The roof space
  • Lead flashings and valleys
  • Natural slate
  • Gutters and downpipes
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers

How the survey changes by roof type

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt frequently lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.

Clay and concrete tiles

Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Where pegs have rotted, tiles can slip.

What you can safely check yourself

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Haydon Hill homes and their roofs

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Waddesdon Manor lies about 4.1 miles west, so building around Haydon Hill goes back a long way. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. For landlords with property near Aylesbury Vale Parkway station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Take an older house close to Fairford Leys Church: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

How the survey works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. In a smaller place like Haydon Hill, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.
