About our pre-purchase roof survey in New Zealand

Book after your offer is accepted and before exchange. At that point you can still ask questions, because nothing is binding yet. We survey seven days a week, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Common reasons to book are loose pots and cracked flaunching and lead that has worked loose at a wall or chimney, across natural slate, clay and concrete tiles and chimney stacks.

Some older homes in villages like New Zealand are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Common questions in New Zealand

Does a conservation area affect roof work in New Zealand?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is New Zealand in the area you cover?

We do. The survey and report are the same in New Zealand as anywhere else.

Do I need a roof survey if I’m having a RICS survey?

They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

When should I book a pre-purchase roof survey?

Book as soon as your offer is agreed. The report is most useful before exchange, while you can still ask questions and negotiate.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it isn’t a RICS home survey. It complements one rather than replacing it.

Do you use drones?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

For landlords and managing agents

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or email us with the addresses.

Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which can make access easier.

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

Buying a home or a new roof in New Zealand

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

For landlords with property near Aylesbury station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

How it works

Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. As for time on site, most surveys take about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere as small as New Zealand, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

How to prepare

  • Check the loft hatch can be reached
  • Show us where any leaks or stains appear
  • For a flat or shared roof, check access with the building owner or managing agent

Arrange a survey

If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

What a survey costs

To price your survey, we check:

  • Commercial roofs and larger buildings
  • Features like valleys, chimneys, dormers and parapets
  • The size of the roof
  • Any need for thermal images or a drone flight

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the exact price before you book.

Helping us price your survey

We will normally ask about:

  • Dates you’re working to, like exchange
  • Pictures of the roof from a safe spot, if you have them
  • Access details, such as a loft hatch or a shared roof
  • Where water is showing inside, if it is

Once you know what you need, phone 07833 053749 or drop us an email. We will suggest a package, agree the price and find a date, weekday or weekend.

Common roof problems in New Zealand

Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We do not test for it or carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.

A survey can pick up problems such as:

  • Flashings that have lifted or split
  • Standing water on a flat extension roof
  • Slipped or missing slates and tiles
  • Gutters that overflow or drip at the joints

If you live in an older home near St Peter's, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Before you book anyone

  • What the survey won’t cover
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What follow-up you get after the report
  • Whether the loft is part of the inspection

Why act early in New Zealand

A good many buyers go ahead anyway, but with their eyes open. The report shows what needs doing first, so you can plan work before small faults get bigger. For older village homes like those around New Zealand, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Why book with us

  • Prices that include VAT
  • Thermal imaging and drone inspection where they help
  • Photographs and a written report every time
  • Visits on any day of the week
