Electronic leak detection in New Zealand, Buckinghamshire

  • New membranes needing a check before handover
  • Leaks through a flat roof with no obvious cause
  • Patched roofs that still leak

Book electronic leak detection in New Zealand

How it works

The visit has one job: to see as much of the flat roof membrane as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. Older rural homes like those around New Zealand can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. First, we confirm which roof areas are included.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

How electronic leak detection works in New Zealand

We carry out electronic leak detection on flat roofs in New Zealand and across London and the South East. Testing usually takes longer on a large roof than a small one, with the construction of the roof playing a part too. Electronic leak detection is quoted for your roof, because the method depends on the roof. You get a photo-illustrated written report. If you’ve noticed patched roofs that still leak and leaks under green or ballasted roofs, we can find out what’s behind it, whatever the roof.

Flat roofs on exposed homes in small places like New Zealand take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible.

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or drop us an email.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Questions from New Zealand

Is New Zealand within the area you cover?

Yes, New Zealand is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in New Zealand?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will I get photos?

Yes. Photographs are part of every report.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Do you climb onto every roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Check trades protect the waterproofing
  • Consider ELD before paving or planting goes on
  • Do not let outlets block
  • Let us know about the membrane and build-up if you know it

Questions about the results are welcome. We will explain what was found and what it means.

Keep outlets and gutters on flat roofs clear. Standing water puts more pressure on any weak point.

Local flat roofs in New Zealand

Thatch survives on some older buildings in Buckinghamshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

For landlords with property near Aylesbury station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you run a business near Friars Square, a flat roof over a business is out of sight and out of mind until it leaks.

What electronic leak detection does not cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Build-ups without a suitable layer below
  • Water entering through details rather than the membrane
  • The extent of water in the insulation

  • Single-ply roofs
  • Liquid-applied waterproofing
  • Commercial flat roofs

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Common roof problems in New Zealand

When the membrane is buried, holes can’t be seen at all. ELD can work on some covered roofs, depending on the build-up.

Problems we come across frequently include:

  • Breaches hidden under paving or planting
  • Leaks at pipes, outlets or fixings
  • New roofs to check before paving or planting
  • Failed seams and laps

If your home is one of the older ones in the streets near St Peter's, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
