Electronic leak detection in California
Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use and parts may need to be lifted. We’ll discuss it with you when we quote. Any details of the build-up help, as they show what lies beneath the surface. We’ll tell you if the roof cannot be tested. Typical surveys look at leaks showing away from the breach and new membranes needing a check before handover, on flat roof membranes, commercial flat roofs and liquid-applied waterproofing.
Outbuildings, garden rooms and garages in places like California frequently have flat roofs of their own. They’re rarely looked at until something gets wet. It’s worth mentioning them when booking, so the visit can include them. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What electronic leak detection looks like in California
A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
For an older house near a landmark such as Church of St Mary, the joins between later flat roofs and the old walls are where problems normally start. Landlords with a home close to Aylesbury station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like Oak Green School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
California is about 1 mile south of Aylesbury, in Buckinghamshire. We visit California as part of our work across Buckinghamshire, for houses, flats and commercial buildings. We cover towns and villages across Buckinghamshire. For surveys nearby, see our Milton Keynes page.
Electronic leak detection in HP21, HP20 and HP19 are booked the same way as anywhere else. Whether your property is on Lee Road, Penn Road and Eaton Road or anywhere close by, we can help. California is on the A41 and A418, so it is easy for us to get to. Close by, we survey roofs in Aylesbury (1 mile north), Walton (1 mile east), Queens Park (1 mile east), Southcourt (1 mile south) and New Zealand (1 mile north). We also work in nearby towns like High Wycombe (13 miles south), Chesham (11 miles south-east), Buckingham (15 miles north-west), Amersham (13 miles south-east), Princes Risborough (6 miles south) and Haddenham (6 miles south-west).
Around California
We work in homes and buildings around Pebble Brook School, Buckinghamshire UTC and King's Head Inn. There is a railway station in California itself: Aylesbury station. A little further out are Friars Square (under half a mile north-east) and Dinton Castle (3.4 miles west). Not far away are Beacon Hill.
Before and after the survey
Nothing here needs a ladder. Our suggestions:
- Ask contractors to protect the membrane
- Keep a note of leaks after rain
- Do not let outlets block
- Limit access to the roof
Once repairs are made, the roof can be tested again if you want to check them if the build-up allows.
Ask trades working on the roof to protect the membrane when they work up there. Have the roof looked at after other work.
Roof by roof
EPDM rubber roofs
EPDM is a long-lasting flat roof membrane, but can still be punctured.
Bituminous membranes
ELD is frequently possible on bituminous membranes though the layers below matter.
Landlords, agents and block managers in California
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
The survey, step by step
Safety comes first on every visit. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take longer on a large roof than a small one, with the construction of the roof playing a part too. Homes around California frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.
- First, you tell us about the roof build-up and where water is showing.
- We check that the membrane and build-up suit electronic leak detection.
- We pick the low-voltage or high-voltage method that suits the roof.
- Testing runs across the roof to locate breaches in the membrane.
- The breaches are recorded with photos in a report for your roofer.
Before the survey
- Have any paperwork from past roof work to hand
- Agree roof access with the managing agent if it is shared
- If you are buying, let the agent know when we are coming

Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Your questions about electronic leak detection in California
Do you cover California?
Yes, California is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Is California within the area you cover?
Yes, California is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Will you walk on the roof?
Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.
Can you give me structural calculations?
No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
What happens next?
We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Can you inspect my roof with a drone?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
What’s in the survey report?
You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

When you need someone else
Some things can’t be seen without opening up the roof, so a survey has limits:
- The extent of water in the insulation
- Sections we cannot safely access
- Leaks from walls, copings or rooflights
