Gutter surveys in California

Why act early in California

It’s easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. Checking the gutters first helps you spend in the right place. In a smaller place like California, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

Gutter survey in California

We survey gutters and rainwater systems in California and right across London and South East England. On the day, we inspect what can safely be seen from ground level, windows, the loft space and the roof where it’s safe. A visit typically takes an hour or two at a house, depending on how many gutter runs and downpipes there are. The written report follows, with photographs and recommendations. We’re often asked to look into rotten fascias or stained soffits and gutters overflowing in heavy rain, across fascias and soffits, eaves gutters and parapet and box gutters.

In a smaller place like California, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a gutter survey does not cover

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • The inside of buried drains
  • Damage hidden inside walls or behind boards
  • The inside of a downpipe along its whole length

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey before booking. The full list of what we check.

What we look at

  • Downpipes
  • Valley gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Parapet and box gutters
  • Eaves gutters

How we price gutter surveys

Not every roof costs the same to survey, for these reasons:

  • The roof’s overall size
  • Whether it’s a home or a commercial building
  • The use of thermal imaging or a drone
  • The shape of the roof and its details

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

If you can, have these to hand when you get in touch:

  • Pictures from the garden or a window, if you have them
  • Where water is showing inside, if it is
  • Any deadline, such as an exchange date
  • The reason for the survey, like buying, a leak or storm damage

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or email us.

California questions

Is California within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Do you survey roofs for landlords with property near Aylesbury station?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Can you tell me if my old gutters contain asbestos?

No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

Will you check if gutters are causing damp inside?

Overflowing gutters frequently lead to damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

How do I arrange a gutter survey in California?

To arrange a survey, phone 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

What we do, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two at a house, depending on how many gutter runs and downpipes there are. A visit to California is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Have keys ready for side gates, garages or roof access doors
  • If the roof is shared, arrange access with whoever manages the building

Getting a price

Most bookings start with a short call: call 07833 053749 or drop us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

Local roofs in California

A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

If you live in an older home near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like Oak Green School: large buildings have long gutter runs and big roofs that need checking like any other.

Signs you need a gutter survey in California

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.

Look out for signs like these:

  • Water backing up from a hidden gutter
  • Overflowing eaves gutters
  • Brackets that have dropped or snapped
  • Downpipes that are split or coming away

If you run a business near Friars Square, a roof report helps plan work around trading rather than after a leak.

Before booking any roof surveyor

  • Is there a chance to talk the report through?
  • What they won’t be able to tell you
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Their track record with similar roofs

What to expect from a roof survey

Before and after the survey

Here are a few things we’d tell any owner:

  • Look out for overflows when it pours
  • Ask for valleys and parapet gutters to be cleared too
  • Check the loft with care after heavy rain
  • Look for downpipes coming loose

The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they can see exactly what’s needed.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they normally grow and spilled water harms brickwork and woodwork.
