Flat roof surveys for California homes and businesses

Flat roof surveys around California

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you live in an older home near Church of St Mary, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. Anyone responsible for a site like Oak Green School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Flat roof survey in California: what you get

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. We’re frequently asked to look into cracked or split membrane and outlets choked with leaves and silt, across single-ply membranes, felt flat roofs and mastic asphalt.

Outbuildings, garden rooms and garages in places like California often have flat roofs of their own. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when booking. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

California questions

How do I find out if my home in California is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is California within the area you cover?

Yes, California is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Can you test old roof sheets for asbestos?

Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

How long will you be at the property?

Expect it to take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. You will then get the report by email.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible.

How it works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours at a typical home, or half a day or so for a commercial building. Homes around California frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. You get a written report with photos and our recommendations.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Buyers: confirm access with the estate agent or seller
  • Dig out any old roof reports or invoices

Surveys for landlords and agents in California

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What happens if roof problems are left?

A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. Arranging work in a smaller place like California is easier with notice than in an emergency. A survey gives you that notice.

To find out what your survey will cost, call 07833 053749 or email us with the address and some details. The price is agreed before a date is set.

Why us?

  • Thermal imaging and drones used where they help
  • 5,000+ roofs surveyed
  • Prices that include VAT

Take a look at how roof surveys are priced or two real surveys.

What a survey costs

Several things affect the price of a survey:

  • The use of thermal imaging or a drone
  • Basic, Standard or Premium
  • The size of the roof
  • Commercial roofs and larger buildings

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

What to tell us when you get in touch

We’ll normally ask about:

  • Anything about access we should know
  • Any photos you have, taken from the ground or a window
  • When you need the report by
  • The style of property, from a terrace to a block

When you’re ready to go ahead, phone 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What we are asked to look at in California

Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.

Typical things we’re asked to look at include:

  • A sagging deck under the covering
  • Outlets that hold water back
  • Loose or cracked edge trims
  • Ponding water that doesn’t drain away

If you own a rental within reach of Aylesbury station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
