What we do, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours for a small flat roof at home, and longer for a large commercial one. A typical visit in Chesham begins with the street side of the roof and then moves round the building. The back garden is often where extensions, dormers and rear slopes are best seen. The loft comes next, where there is safe access.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We check the roof from wherever it can safely be seen.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Preparing for the visit

  • Clear the way to the loft hatch
  • Show us where any leaks or stains appear
  • Have any questions written down, so nothing gets missed

About our flat roof survey in Chesham

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a photo-illustrated written report and our recommendations. We survey upstands and outlets, EPDM rubber and mastic asphalt, and the problems we’re asked to look at most are water getting in at rooflights and a sagging deck under the covering.

Around Chesham, many garages, porches and extensions have flat roofs of their own. Some older garages have cement sheet roofs, which on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed. Each kind of covering, from felt to rubber and GRP, is checked in its own way. We don’t test for asbestos, but our reports may flag materials that could contain it.

Where we cannot see part of the flat roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Fragile surfaces, which we don’t walk on
  • A structural engineer’s assessment of the deck

If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey before booking. What a survey covers and does not.

Questions from Chesham

Is my home in Chesham listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is Chesham in the area you cover?

Yes. Our area covers London and South East England, and Chesham is part of that. You can phone 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.

Do you go up onto the roof?

We inspect from wherever is safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. We never walk on fragile rooflights or sheeting.

How many years has my flat roof got left?

We do not give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.

Do you look for flat roof leaks?

We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

Can you survey any kind of flat roof?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We’ll tell you in the report.

How do I arrange a flat roof survey in Chesham?

The quickest way is to ring 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we will point you to the right survey. Surveys run seven days a week.

Flat roof surveys around Chesham

With Cholesbury Manor House about 3.5 miles north-west, Chesham sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you look after a building such as Elmtree Infant and Nursery School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you own a rental within reach of Amersham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Chesham is about 7 miles south-west of Hemel Hempstead, in Buckinghamshire. From houses to flats and shops in Chesham, the roof can be surveyed on a weekday or at the weekend. Chesham is one of the places in Buckinghamshire we cover. We also survey roofs in Milton Keynes.

Here we cover the HP5 postcode area for flat roof surveys. We offer flat roof surveys to properties on High Street, Station Road and Sunnyside Road and the roads around them. Where a roof is shared: we need access agreed with the freeholder or managing agent. Let us know about it as you book and we’ll plan the survey around it.

Letting agents can arrange access with tenants. We survey on any day of the week, which can make access easier.

Leave it or get it looked at?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, while there is still time to plan the work. A defect spotted early can be planned and budgeted for, whereas a leak tends to force the timing on you.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Why us?

  • Surveys seven days a week
  • Drones and thermal imaging where applicable
  • Independent findings on the roof’s condition
  • Clear package prices, including VAT

Roof by roof

EPDM rubber

EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

Felt and built-up roofs

On felt, the upstands and edge details often fail before the main surface. Every upstand and edge is checked, with photos of any that have lifted or cracked.

What affects the cost of flat roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • How many separate roofs there are, like extensions, dormers and garages
  • Which survey package you book
  • Features like valleys, chimneys, dormers and parapets
  • Commercial roofs and larger buildings

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for your roof before you book.

What we need to know

Some details help us recommend the right survey and price. When you contact us, it is useful to mention:

  • The reason for the survey, such as buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors
  • Dates you are working to, such as exchange
  • The type of building and roof, like pitched or flat

Not sure which survey you need? The easiest way is to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
