Flat roof surveys for homes and businesses in Asheridge

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. That’s why we check every detail across the roof, not only the area above the stain, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. We survey single-ply membranes, upstands and outlets and GRP fibreglass, and common reasons people get in touch are cracked or split membrane and blisters and bubbles in the covering.

Somewhere as small as Asheridge, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Landlord and commercial surveys in Asheridge

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Local flat roofs in Asheridge

Cholesbury Manor House, about 1.7 miles north, is one of the historic houses in the wider area around Asheridge. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

If you look after a building such as Chartridge Combined School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For an older house near a landmark such as St John's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you own a rental within reach of Great Missenden station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Asheridge is about 2 miles north-west of Chesham, in Buckinghamshire. In Asheridge, as across Buckinghamshire, every roof gets the same careful survey. Our area takes in places right across Buckinghamshire, large and small. Our Milton Keynes page covers surveys nearby.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Fragile surfaces, which we do not walk on
  • A structural engineer’s assessment of the deck
  • The condition of the deck or insulation hidden under the covering

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What a survey covers and does not.

Roof types and parts we check

  • EPDM rubber
  • Mastic asphalt
  • GRP fibreglass
  • Upstands and outlets
  • Single-ply membranes
  • Felt flat roofs

Practical tips

You don’t need to be a roofer to help. What helps most:

  • Keep people off the roof unless they need to be there
  • Check that new brackets or units haven’t damaged the covering
  • Check ceilings under the roof for damp patches
  • Never stand on rooflights or fragile sheeting

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

How do I book a survey in Asheridge?

Simply phone 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

What does a roof survey cost?

Flat roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Is ponding on a flat roof a problem?

Standing water a day or two after rain usually needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.

Can you test old roof sheets for asbestos?

Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

The survey, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around Asheridge often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Preparing for the visit

  • Tell us about any leaks, stains or damp patches you know of
  • Buyers: confirm access with the estate agent or seller
  • Dig out any old roof reports or invoices

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • Basic, Standard or Premium

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

What we need to know

Here’s what helps us most when you get in touch:

  • When you need the report by
  • Your postcode, so we can check access and travel
  • The style of property, from a terrace to a block
  • The reason for the survey, such as buying, a leak or storm damage

A quick phone call is usually the easiest start: phone 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.
