Flat roof survey in Hawridge
Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We’re frequently asked to look into failed seals around rooflight kerbs and edge trims that have lifted or split, across upstands and outlets, EPDM rubber and GRP fibreglass.
Somewhere as small as Hawridge, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.
We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put by urgency where it matters.

What happens on the day
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Hawridge can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- You tell us about the roof, its covering if you know it, and any leaks.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- We send a written report with photos, the defects we found and what we recommend.
Preparing for the visit
- Make sure pets are kept safely away
- For a flat or shared roof, check access with whoever owns or manages the building
- If you are buying, check with the agent that we can get in

FAQs for Hawridge
Do you carry out roof surveys in Hawridge?
Yes. We survey roofs across London and the South East, and Hawridge is part of that. Just call 07833 053749 or drop us an email and tell us about the property.
Will you come out to Hawridge?
We do. A small place gets exactly the same survey as a big one.
Are you insured?
We’re covered by professional indemnity and public liability insurance.
How soon will I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.
Do you use drones?
Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Can you tell me how long my flat roof will last?
We don’t give a fixed number of years, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.
Should I look at the roof myself first?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Practical tips
A survey works best with a little help from you, before and after. Tips:
- Note any new marks on ceilings beneath the roof
- Check that new brackets or units haven’t damaged the covering
- Keep clear of rooflights and fragile roof sheets
- Look for standing water a day after rain
If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.
Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.
Common roof problems in Hawridge
Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re frequently the first things to fail.
Signs worth acting on include:
- Gaps at upstands and abutments
- Damaged trims at the roof edge
- Outlets choked with leaves and silt
- Pools of water lying on the roof
Anyone responsible for a site like Hawridge and Cholesbury Church of England School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Flat roof surveys around Hawridge
About 0.9 miles west lies Cholesbury Manor House, a reminder of how long the area around Hawridge has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
Take an older house close to Church of St Mary: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. Different roofs, different checks
GRP fibreglass
GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.
Felt and built-up roofs
A felt roof frequently lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it is weakest.
