Prices for flat roof surveys in Marlow

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Which survey package you book
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Height and safe access

Every price we give includes VAT. Our price is from £150, including VAT. You’ll know the price for your survey before booking.

Getting in touch

There is no need for technical words. Just tell us:

  • Pictures from the garden or a window, if you have them
  • What’s prompted the survey
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any deadline, like an exchange date

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or send us an email to find out.

Flat roof surveys for homes and businesses in Marlow

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. We survey upstands and outlets, GRP fibreglass and felt flat roofs, and common reasons people get in touch are loose or cracked edge trims and blistering in felt or asphalt.

Houses around a town like Marlow often have a flat roof somewhere, over an extension, garage, porch or dormer. Older ones are often felt, which often lasts around 15–20 years, while newer ones may be EPDM rubber or GRP fibreglass. Ponding water, splits along the edges and lifting upstands are the usual warning signs. Water that sits for days after rain is often the first sign a flat roof needs attention.

After the visit, you get a written report with photos, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

What a flat roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • A structural engineer’s assessment of the deck
  • Hidden layers beneath the covering
  • Whether old sheeting or boards contain asbestos

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. The full list of what we check.

What we check

  • Upstands and outlets
  • Mastic asphalt
  • Felt flat roofs
  • EPDM rubber
  • Single-ply membranes
  • GRP fibreglass

Why act early in Marlow

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. Around Marlow, gutters that overflow soak the wall below, and damp follows inside. A slipped tile or worn flashing does the same higher up. Neither gets better on its own.

Flat roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.

  • Surveys seven days a week

How the survey works

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen. Most surveys take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. A visit in Marlow runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. If you will not be there yourself, let us know who will let us in.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Clear the way to the loft hatch
  • Keep pets inside or away from the areas we are looking at

Advice

How the survey changes by roof type

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.

Flat roof surveys in Marlow: local notes

Harleyford Manor, about 2 miles south-west, is one of the historic houses in the wider area around Marlow. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Within a mile and a half or so of Marlow there are several hotels, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

The streets around a church such as Congregational Church are frequently among the oldest in a place, and if you own one of the older houses nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. Landlords with a home close to Marlow station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Marlow gets the same service as everywhere else we work: a careful look at whatever is safely visible, photographs and a clear written report. Marlow questions

How do I find out if my home in Marlow is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you look at commercial flat roofs near Marlow, such as hotels?

Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building.

Does the report include photos?

Yes. Photos are part of every report, so you can see each point for yourself.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Signs you need a flat roof survey in Marlow

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People typically call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

Problems we come across often include:

  • A sagging deck under the covering
  • Failed seals around rooflight kerbs
  • Outlets that hold water back
  • Ponding water that does not drain away

For businesses in and around places like Eden, the flat roofs over shops and commercial units are worth checking before a leak, not after.
