Chimney survey in Marlow, Buckinghamshire
Chimney surveys in Marlow and the rest of Buckinghamshire. Surveys run seven days a week.
- Worn or missing pointing
- Damp on a chimney breast inside
- Pots or cowls that look unsafe
What this survey can’t tell you
A survey is a proper look at the chimney stack, but it can’t do everything. Its limits include:
- Structural calculations for a leaning stack
- Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
- Hidden damage within the stack
If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. What a survey covers and doesn’t.

How a chimney survey works in Marlow
Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the loft space where it is safe. With our Premium Survey, a drone inspection is included where it applies. If we cannot see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. Common reasons to book are damp on a chimney breast inside and gaps where the stack meets the roof, on brick chimney stacks, chimney pots and cowls and flaunching.
Around Marlow, semis and terraces share chimneys, gutters and roof lines with the house next door. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. We can only inspect what we have access to, so shared parts are reported as far as they can safely be seen. Tell us as you book if you know of anything shared with next door.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Why get it checked now?
Damp in a chimney breast normally gets worse while the cause is left. It can spoil decoration and plaster. Finding the cause means the right work can be planned. Around Marlow, water from a roof defect frequently goes unseen for a while, soaking loft insulation, wall tops and timbers. By the time it shows inside, the job has grown.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Signs you need a chimney survey in Marlow
Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.
These are some of the problems a survey can pick up:
- Spalled or crumbling bricks
- Eroded joints in the brickwork
- Gaps where the stack meets the roof
- Gaps in the mortar around the pots
If you look after a shop, office or commercial unit, for instance near Eden, a dated report on the roof is useful for planning and for any lease discussions.
Questions to ask before booking
- Whether VAT is in the quoted price
- Their drone registration, if they fly one
- What they won’t be able to tell you

Your questions about chimney surveys in Marlow

Do you survey roofs for landlords with property near Marlow station?
Yes, rented property is part of what we cover. You can ring 07833 053749 or use the contact form with the address and some details.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.
Is a leaning chimney dangerous?
A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and recommend a structural engineer where it may be a structural concern.

What happens next?
The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
How fast do I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
What else we do in Marlow
What a chimney survey looks like in Marlow
A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. With Harleyford Manor about 2 miles south-west, Marlow sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
For an older house near a landmark like Congregational Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Marlow station, the gap between tenancies is a good time to have the roof looked at.

What affects the price in Marlow
When we price a survey, we consider:
- Basic, Standard or Premium
- The size of the roof
- Extra roofs, like extensions, dormers or garages
- Commercial roofs and larger buildings
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.
Helping us price your survey
We’ll normally ask about:
- How the loft is reached, if there is one
- The address and postcode of the property
- What made you get in touch
- Photos of the roof, taken safely from ground level or a window
You can call us seven days a week. For a price or to book, call 07833 053749 or drop us an email.
The survey, step by step
On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen. The survey usually takes about one to two hours for most homes, a little longer where there are several stacks. For a home in Marlow, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so let us know who that will be.
- First we talk through the stacks, their history and any problems.
- We look at every stack from wherever it can be seen safely.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- You get a written report with photos and recommendations by email.
Before the survey
- If it isn’t your property yet, arrange access through the agent
- Tell us where we can park nearby
- Point out any leaks or damp patches

DIY checks: what’s safe
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
