Chimney survey in Little Marlow: what you get
Redundant chimneys are common, particularly where fires have been replaced by central heating. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. Common reasons to book are disused chimneys trapping moisture and damaged chimney pots and cowls, on chimney pots and cowls, shared and party-wall stacks and flaunching.
Somewhere as small as Little Marlow, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What happens if roof problems are left?
Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. Outbuildings and barns around Little Marlow are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Local roofs in Little Marlow
A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Cliveden, about 2.9 miles south-east, show how far back building in the area around Little Marlow goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
Shop and office owners around Eden may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. For site and facilities teams at buildings such as Little Marlow CofE School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Tips from our surveys
Some practical points come up on survey after survey. They apply to most roofs:
- Photograph damp patches with the date
- Check unused flues are capped with ventilation
- File photos of the stacks with your home records
- Leave close inspection to people with safe access
You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo so anyone reading it can see what we saw.
Check fixings on the stack are sound and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Signs you need a chimney survey in Little Marlow
Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.
People typically book a survey when they’ve noticed something like this:
- Cracked or missing flaunching
- Damp on a chimney breast inside
- Flashings pulling away from the stack
- Signs that a stack is leaning
If you live in an older home near Church of St John the Baptist, its chimney, valleys and lead work are likely to be the parts that need attention first.
What to check before booking
- When you will get the report
- What the survey will not cover
- Which viewpoints they use to see the roof
- Whether you get a written report with photos
What we can’t see
A survey is a close look at the chimney stack, but it can’t do everything. Its limits include:
- What’s inside the brickwork or behind render, without opening up
- Areas we cannot view from safe positions
- The inside of the flue, which needs a sweep or flue specialist
If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey before you book. What our survey covers.
What this survey covers
- Brick chimney stacks
- Shared and party-wall stacks
- Flaunching
- Lead flashings
- Chimney pots and cowls
- Chimney breasts
How the survey works
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes about one to two hours for most homes, a little longer where there are several stacks. In a small place like Little Marlow, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- First we talk through the stacks, their history and any problems.
- We check every stack from wherever it can be seen safely.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- The report, with photographs and recommendations, is emailed to you.
How to prepare
- Check pets are kept safely away
- Jot down any questions you want answered
- For a flat or shared roof, check access with the building owner or managing agent

Little Marlow: your questions answered
Do you survey roofs for landlords with property near Bourne End station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or email us with the address and what you need, and we’ll talk through which survey suits.
Does a conservation area affect roof work in Little Marlow?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you take photos of the roof?
Yes, plenty. Each finding is shown in a picture where possible.
Do you inspect shared chimneys?
Yes. We look at the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.
Is this an asbestos survey?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Can you find out why my chimney breast is damp?
Damp on a chimney breast typically means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped and records the likely cause.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
