Thermal roof surveys in Little Marlow

About our thermal roof survey in Little Marlow

Thermal imaging is useful when a damp patch has no clear cause. Leaks often run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so the findings do not rely on the camera alone. If you’re worried about missing or slipped insulation and heat escaping through the roof, a survey will tell you what’s going on.

Older buildings in small places like Little Marlow may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What happens if roof problems are left?

For buyers, a thermal survey adds detail that a visual inspection can’t give. Hidden problems found before exchange can be raised with the seller or agent. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Thermal roof surveys around Little Marlow

About 2.9 miles south-east lies Cliveden, a reminder of how long the area around Little Marlow has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Anyone responsible for a site like Little Marlow CofE School will know that thermal images can show where wet insulation sits under a big flat roof. If you run a business near Eden, large commercial roofs are frequently easiest to see from above or with a thermal imager.

What we are asked to look at in Little Marlow

After a long-running leak, insulation under a flat roof can stay wet. Knowing how much of the roof is affected helps decide between a local repair and more. Thermal images and moisture readings together can show the likely extent.

Signs worth acting on include:

  • Missing or slipped insulation
  • Stains that keep coming back
  • Damp where roofs meet walls and chimneys
  • Wet insulation beneath the membrane

Take an older house close to Church of St John the Baptist: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What a roof survey includes

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Clear leaves from outlets and gutters each autumn
  • Note where damp appears and after what weather
  • Clear a path to the loft hatch before we arrive
  • File the images with your roof records

Where a pattern can’t be confirmed, the report says what could help, for example electronic leak detection or a roofer opening up a small section.

After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.

What we do, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. Cottages and farmhouses around Little Marlow often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. The report sets out the images, what they suggest and what we recommend.

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • An energy rating for the building
  • Reliable images in rain, strong wind or on a wet roof surface
  • The condition of timbers we cannot see

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and does not.

Roof types and parts we check

  • Ceilings below the roof
  • Insulated roof spaces
  • Commercial roofs
  • Pitched roof slopes
  • Loft conversions
  • Flat roofs

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Little Marlow: your questions answered

Is Little Marlow within the area you cover?

Yes, Little Marlow is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Do you carry out roof surveys in Little Marlow?

We do. The survey and report are the same in Little Marlow as anywhere else, and visits run on weekdays and weekends.

How long does the survey take?

Most surveys take an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. We’ll confirm the timing when booking.

Will you go up on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Does the weather affect a thermal survey?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we talk through the forecast when booking.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To find a day that suits you, ring 07833 053749 or send us an email.

How fast do I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when you book.
