Chimney Survey across Buckinghamshire

How a chimney survey works in Buckinghamshire

Our survey covers the structure of the stack and its weathering details. It isn’t a flue inspection, a sweep or a gas safety check. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We will tell you if we see anything that suggests they should take a look. We survey chimney pots and cowls, chimney breasts and flaunching, and common reasons people get in touch are spalled or crumbling bricks and signs that a stack is leaning.

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. It usually takes between one and two hours on an ordinary house, or half a day or so for a commercial building.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

What you’ll pay

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Near you in Aylesbury

Locally, jobs take us to homes and businesses close to Buckinghamshire UTC, Stocklake Park Community School and The Derby Arms Public House. Nearby too are Bearbrook Combined School (0.5 miles west) and Church of St Mary (under half a mile north). There is a railway station in Aylesbury itself: Aylesbury station. Other landmarks nearby include Roald Dahl Children's Gallery (under half a mile east) and Royal Buckinghamshire Hospital (less than half a mile north). Open spaces near Aylesbury include Coombe Hill.

Homes and roofs across Buckinghamshire

Across Buckinghamshire, plenty of older houses still have chimney stacks, used or not, and their flashings and pointing need checking like any other part of the roof. Valleys, gutters and fixings follow close behind.

Several airports in London and the South East have flight restriction zones around them, so every drone flight in Buckinghamshire is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given.

Aylesbury: Take an older house close to Church of St Mary: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a shop, office or commercial unit, for example near Friars Square, a roof report helps plan work around trading rather than after a leak.

Landlord and commercial surveys in Buckinghamshire

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey seven days a week, which can make access easier.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Signs you need a chimney survey

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the loft space and outside, and recommend a structural engineer where support is in question.

Here are some of the things we see often:

  • Lifted or split lead flashings
  • Damp patches on chimney breasts
  • Flaunching that has broken away
  • Pots or cowls that look unsafe

Flaunching

Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Leave it or get it looked at?

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks, and the work grows.

Before booking any surveyor

  • Which parts of the roof they’ll actually see
  • Are they insured for the work?
  • How much experience they have with roofs like yours
  • Will they check the loft as well as the outside?

Common questions in Buckinghamshire

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Does the weather affect the survey?

It can, depending on the survey. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or email us and let us know the address and what you need to know. We’ll confirm the price and find a day that suits.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Does someone need to be in?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we will agree the details when you book.

What’s in the survey report?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.
