About our chimney survey in Lane End

Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. We look at each possibility and record what we find. That points the work in the right direction. Typical surveys look at damaged chimney pots and cowls and spalled or crumbling bricks, on chimney breasts, flaunching and chimney pots and cowls.

Trees around homes in smaller places like Lane End drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.

Lane End: your questions answered

Is Lane End within the area you cover?

Yes, Lane End is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is my home in Lane End listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long will you be at the property?

It normally takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. The written report follows by email, on the timescale of your package.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Is a chimney survey the same as a flue inspection?

No. Our survey covers the outside of the stack and the roof around it. For the flue, you will need a sweep or, for gas, a Gas Safe registered engineer.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or drop us an email.

Do you climb onto every roof?

Only where it is safe to do so. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.

What you can safely check yourself

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Roof by roof

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

Chimney pots and cowls

A loose or cracked pot can fall from height. We photograph each pot and note any damage.

Leave it or get it looked at?

Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a suitable contractor. Arranging work in a smaller place like Lane End is easier with notice than in an emergency. A survey gives you that notice.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

How it works

The aim of the visit is simple: to see as much of the chimney stack as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. Parking around Lane End is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

Getting ready for the survey

  • For flats, check roof access has been agreed
  • Mention any parking restrictions on your street
  • Gather any invoices or paperwork from past roof work

Chimney surveys in Lane End: local notes

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With West Wycombe Park House about 1.9 miles north-east, Lane End sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings such as Lane End Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you look after a shop, office or commercial unit, for example near Eden, knowing the roof’s condition lets you budget for work rather than pay for emergencies. The streets around a church such as Church of the Holy Trinity are often among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
