About roof surveys in HP14
Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We’re often asked to look into valley linings that have cracked or split and condensation or damp timbers in the loft, across ridges, hips and valleys, flat roofs and clay and concrete tiles.
It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time.
- We start by hearing what you’d like checked and why.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a written report with photos and recommendations.

Around Stokenchurch
We work in homes and buildings around Four Horseshoes pub, Stokenchurch Methodist Church and Stokenchurch Primary School. Stokenchurch’s nearest station is Saunderton station, about 3.4 miles east of the centre. Green spaces nearby include Bald Hill and Yoesden.
Roof surveys across HP14: local notes
From Stokenchurch, Lane End and Naphill to smaller places, people across HP14 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.
Across London and the South East, older homes often have slate or clay tiles, while many later ones have concrete tiles. That variety shapes every survey in HP14.
Stokenchurch: West Wycombe Park House, about 4.2 miles east, is one of the historic houses in the wider area around Stokenchurch. On a period home nearby, the survey separates sound original work from tired later repairs. If you let a flat or house near Saunderton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Different roofs, different checks
Natural slate
Slate is common on older homes in London and the South East. Where several slates have slipped, the cause is often nail fatigue, which we describe in the report.
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.
Why roofs fail
Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Lead is also a target for theft.
It is worth booking a survey if you’ve seen:
- Lifted, split or missing lead flashings
- Crumbling chimney pointing or cracked flaunching
- Gaps in the roof where coverings have gone
- Debris building up in roof valleys
Useful tips for HP14 property owners
Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:
- Mention any flat roofs as well as the main roof
- Mention any damp patches when booking
- Do not climb onto the roof yourself
- Watch for slipped slates after bad weather
If you need work done, the report gives roofers a clear brief. The photos show what we found and where, so their quotes cover the same ground.
Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.
What affects the cost of roof surveys
We confirm the price for the job before booking. This is what makes a difference:
- How complicated the roof is, with its valleys, chimneys and parapets
- Height and safe access
- The number of roofs, including extensions and garages
- If the survey needs thermal imaging or a drone
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Booking your survey
Getting the details right at the start saves time. It is useful to include:
- Anything about access we should know
- Pictures from the garden or a window, if you have them
- Any marks or damp showing indoors
- The address and postcode of the property
We confirm the price for your roof before you book, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, call 07833 053749 or drop us an email.
Honest limits
Every survey has limits, and it is better to know them up front. Keep these in mind:
- Asbestos testing of any kind
- How the roof will behave in every kind of weather
- Defects hidden under coverings or inside walls without opening up
HP14 questions
Can you survey a shared roof?
Yes, if the freeholder or managing agent agrees access. We check the parts we’re given access to, and the report makes that clear.
Do you use drones?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
What if it rains on the day?
A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
How long does a roof survey take?
On site, it usually takes about 1–2 hours for most homes, depending on how many separate roofs there are. Report times depend on the package.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How do I arrange a roof survey in HP14?
Just phone 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day.

Roof survey starts from £150, including VAT. You will know the price for your roof before booking, based on the roof’s size, access and package. To get a price, ring 07833 053749 or use the contact form.
