Roof surveys across OX49

Our roof survey service in OX49

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. Common reasons to book are ponding, splits or blisters on flat roofs and lifted, split or missing lead flashings, across lead flashings, flat roofs and chimney stacks.

Once we’ve finished looking, we write up our findings as a written report with photos, emailed to you. As for time on site, it normally takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Around Watlington

In Watlington, that means homes and buildings near Royal Oak pub, St Mary's Church and Icknield Community College, among other places. Nearby too are Watlington Primary School (under half a mile north) and Church of St Leonard (less than half a mile north-west). Not far away are Aston Rowant NNR and Bald Hill.

Roof surveys across OX49: local notes

OX49 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.

Several airports in London and South East England have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in OX49. Where permission is needed, the flight waits for it.

Watlington: If you live in an older home near Church of St Leonard, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Watlington Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Practical tips

You don’t need to be a roofer to help. Here’s what helps most:

  • Ask about a flat roof on an extension or garage too
  • Check we can open the loft hatch
  • Keep a record of damp patches and dates
  • Mention any damp patches as you book

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. It’s a chance to ask questions about anything in the report.

Keep the loft space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Why roofs fail

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

A survey can pick up problems such as:

  • Cracked or blistered flat roof coverings
  • Loose ridge or hip tiles
  • Gaps in the roof where coverings have gone
  • Debris building up in roof valleys

How we price roof surveys

Prices vary from roof to roof, and it comes down to:

  • House, block, shop or office
  • How big the roof is
  • The use of thermal imaging or a drone
  • The height of the building and how the roof can be seen safely

To find out what your survey will cost, ring 07833 053749 or send us an email and tell us about the roof. We’ll confirm the figure before booking.

What we need to know

The more you tell us, the easier it is to price the survey. When you get in touch, it’s useful to mention:

  • The address and postcode of the property
  • Any marks or damp showing indoors
  • Any photos you have, taken from ground level or a window
  • Dates you are working to, like exchange

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or email us.

What a survey doesn’t cover

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • A structural engineer’s report
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Defects hidden under coverings or inside walls without opening up

Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or use the contact form with the addresses.

OX49 questions

What does a roof survey cost?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll explain what’s needed.

Do you work in OX49?

Yes. We survey roofs across London and South East England, and that includes OX49.

Do you carry out asbestos surveys?

No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.
