Surveys for landlords and agents in Christmas Common
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
If the property is let, the agent or a tenant can let us in. Surveys run on any day of the week, which helps when tenants work during the week.
Roof survey in Christmas Common: what you get
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, like moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. We are frequently asked to look into condensation or damp timbers in the loft and slates or tiles that have slipped or broken, across the roof space, lead flashings and flat roofs.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Before and after the survey
There’s plenty you can do without going near the roof. Here’s what helps most:
- Have details of recent roof work to hand
- Keep a record of damp patches and dates
- Leave roof access to professionals
- Let us know about past leaks
If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, so their quotes cover the same ground.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

DIY checks: what’s safe
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
What we look for on each type of roof
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets, since leaks frequently start there.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof.
Honest limits
No survey can tell you everything, and it’s better to know them up front. Keep these in mind:
- A promise that the roof won’t leak in future
- Confirmation of asbestos in soffits or cement sheets
- Walls, floors and services below the roof
If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before you book. The full list of what we check.

What we do, step by step
We will ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a hamlet or village like Christmas Common, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- We email a photo-illustrated written report and recommendations.
Getting ready for the survey
- Tell us about any leaks, stains or damp patches you know of
- If you’re buying, let the agent know when we are coming
- Leave a clear route to the loft

Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
