How a roof survey works in Oxfordshire

Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where it applies, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We survey natural slate, the roof space and ridges, hips and valleys, and common reasons people get in touch are leaking gutter joints and downpipes and ponding, splits or blisters on flat roofs.

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

What you’ll pay

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Homes and roofs across Oxfordshire

Across Oxfordshire, we survey roofs for owners, landlords and agents, in Oxford, Banbury and Didcot and well beyond. Each report sets out what was seen, with photographs and recommendations.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Roofs in Oxfordshire are part of that picture.

Oxford: Trees in and around South Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you live in an older home near St Clement's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

How the survey changes by roof type

Clay plain and peg tiles

Clay tiles are common on older South East homes. When pegs or battens rot, tiles slip.

Flat roof coverings

Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.

What a survey costs

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Commercial roofs and larger buildings
  • Any need for thermal images or a drone flight
  • How many separate roofs there are, such as extensions, dormers and garages
  • The package you choose: Basic, Standard or Premium

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

What to tell us when you get in touch

When you call or email, these details help:

  • When you need the report by
  • Any stains, drips or damp patches you’ve seen indoors
  • Photos of the roof, taken safely from the ground or a window
  • Your postcode, so we can check access and travel

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or send us an email.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

What a survey does not cover

Before you book, it’s worth knowing what a survey won’t do:

  • Walls, floors and services below the roof
  • A promise that the roof won’t leak in future
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Can I check my roof myself?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Common questions in Oxfordshire

Do you give a life expectancy for the roof?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

How much is a survey?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

What if it rains on the day?

A survey can typically go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Do you go up on the roof?

Where it’s safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.
