Roof survey in Bampton: what you get
There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. Visits run on any day of the week, so it’s easy to find a day that suits. We are often asked to look into slipped, cracked or missing slates and tiles and leaking gutter joints and downpipes, on ridges, hips and valleys, the roof space and clay and concrete tiles.
In a smaller place like Bampton, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Practical tips
Over many surveys, some simple habits stand out as worth the effort:
- Stay off ladders and the roof
- Clear the loft hatch area before we arrive
- Gather any paperwork for past roof work
- Hold on to the report for future surveys
Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.
Keep the loft space ventilated. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Different roofs, different checks
Natural slate
Slate is one of the most durable roof coverings, but its nails frequently corrode first. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.
Flat roof coverings
A felt roof often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check how the covering is wearing.
How the survey works
Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. The survey normally takes an hour or two for a house; commercial roofs usually need 3–4 hours. Homes around Bampton often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

Related advice
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
Why get it checked now?
By the time water marks a ceiling, it’s often been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. Around Bampton, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

Bampton homes and their roofs
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Longworth House about 4.8 miles south-east, Bampton sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
For an older house near a landmark like Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings like Bampton CofE Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Bampton: your questions answered
Can you fly a drone over a roof in Bampton?
Usually it comes down to two things: the airspace at the address and the weather. RAF Brize Norton is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. Strong wind or heavy rain also stops a small drone flying.
Will you come out to Bampton?
Yes, Bampton is on our map. Villages and rural addresses get the same survey as a town house.
Do you need to get into the loft?
Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
What if it rains on the day?
Light rain does not usually stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.
Can you tell me how long my roof will last?
Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
How long will you be at the property?
The visit normally takes an hour or two for a house, and about three to four hours for a commercial roof. We will confirm what to expect when we arrange the visit.
Is your survey a structural engineer’s report?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.
