Roof surveys for homes and businesses in Weald
Good roofs last decades, but their parts wear at different rates. Slate frequently lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. If you’re worried about gaps in the roof where coverings have gone and leaking gutter joints and downpipes, we can find out what’s behind it, whatever the roof.
Older buildings in small places like Weald may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what isn’t.

Weald: your questions answered
Are there drone restrictions around Weald?
That depends on where the roof is and on the weather. Weald is about 3 miles from RAF Brize Norton, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone can’t fly safely in strong wind or heavy rain, though the rest of the survey goes ahead either way.
How do I find out if my home in Weald is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
How experienced are you?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
What does a roof survey cost?
Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.

Roof surveys in Weald: local notes
Historic houses such as Kelmscott Manor, about 4.2 miles south-west, show how far back building in the area around Weald goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you look after a building such as Bampton CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Weald is about 4 miles south-east of Carterton, in Oxfordshire. Weald gets the same service as everywhere else we work: a careful look at what can be seen safely, photos and a clear written report. Weald is one of the towns and villages in Oxfordshire we cover for roof surveys. Oxford is in our area too.
We work across the OX18 postcode area for roof surveys and the streets around it. Further out, we also cover Oxford (14 miles east), Didcot (15 miles south-east), Abingdon-on-Thames (12 miles east), Witney (5 miles north-east), Wantage (10 miles south-east) and Grove (9 miles south-east).

Roof by roof
Clay plain and peg tiles
Older homes in the Weald and across the South East often have clay plain tiles, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move.
Flat roof coverings
A felt roof often lasts around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.
Surveys for landlords and agents in Weald
Businesses and commercial landlords can book us too. Larger roofs take longer.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
How we price roof surveys
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- Building height and the viewpoints available
- Roof area
- The type of building, from a house to a block or an office
- If the survey needs thermal imaging or a drone
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You will know the exact price before booking.
Getting in touch
There is no need for technical words. It is enough to let us know:
- Where the property is, with the postcode
- Where water is showing inside, if it is
- Photos of the roof, taken safely from ground level or a window
- Your timetable, such as an exchange date
We survey roofs on any day of the week. To find a date that works for you, call 07833 053749 or send us an email with the address and the days you’d prefer.
The survey, step by step
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. For a village or hamlet like Weald, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We check the roof from every safe viewpoint outside.
- Inside, we check the roof space where there’s safe access.
- We email a report with photographs and recommendations.
Before the survey
- If it is not your property yet, arrange access through the agent
- Check the loft hatch can be reached
- Agree roof access with the managing agent if it’s shared

Tips from our surveys
Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:
- Check the roof from the ground after storms
- Keep the report with your property records
- Mention any flat roofs as well as the main roof
- Take photos of any leaks as they happen
File the report with your other home documents. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.
Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.
