Gutter survey in Weald: what you get

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. If the evidence points elsewhere, like a flashing or the roof covering, we’ll say so. The next step is suggested too. If you’ve noticed overflowing eaves gutters and soffits marked by water, a survey will tell you what’s going on, on parapet and box gutters, eaves gutters and downpipes alike.

Some older homes in villages like Weald are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Different roofs, different checks

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Keep climbers away from the eaves
  • Watch the gutters during heavy rain
  • Make sure downpipe clips are holding
  • Ask for valleys and parapet gutters to be cleared too

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it’s ready.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but you can’t check them from the street, so ask for them to be included when gutters are cleared.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours for most houses, and more on a big or complicated roof. You’re welcome to ask questions while we’re there. Cottages and farmhouses around Weald often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Leave side gates unlocked
  • If you’re buying, check with the agent that we can get in

If you’re buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

Honest limits

It helps to know what a survey won’t do before booking:

  • Confirming asbestos in older rainwater goods
  • What’s hidden inside a downpipe
  • Pipes below ground level

Local roofs in Weald

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. With Kelmscott Manor about 4.2 miles south-west, Weald sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

Take a building like Bampton CofE Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Common roof problems in Weald

Valley, parapet and box gutters are frequently lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead is also a target for theft.

Look out for signs like these:

  • Gutters full of debris and silt
  • Overflowing eaves gutters
  • Leaking or loose downpipes
  • Rotten fascias or stained soffits

The streets around a church such as Church of St Mary are frequently among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • Are they insured for the work?
  • Which limits apply to the survey
  • Whether VAT is added on top
  • What follow-up you get after the report

What a roof survey includes

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Your questions about gutter surveys in Weald

Does a conservation area affect roof work in Weald?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like Weald?

We do. Villages and rural addresses get the same survey as a town house.

Will you go up on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

What happens next?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

How long will you be on site?

It usually takes about one to two hours for most houses, with bigger or more complicated roofs taking longer. You will know roughly how long when we arrange the visit.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.

What’s the price of a gutter survey?

Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, phone 07833 053749 or send us an email.
