How a gutter survey works in Witney
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that normally means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a photo-illustrated written report. If you are worried about gutters packed with leaves or moss and downpipes that are split or coming away, we can find out what’s behind it.
In a town like Witney, older houses with slate or clay tile roofs normally sit alongside later estates with concrete tiles. Older homes often keep chimney stacks long after the fireplaces went, and their flashings and pointing still matter. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.
Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

What a gutter survey looks like in Witney
About 1.9 miles north-west lies Minster Lovell Hall, a reminder of how long the area around Witney has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Landlords with a home close to Finstock station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark such as Witney Congregational Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What we do, step by step
The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In Witney, many roofs join a neighbour’s, so we look at what can be seen of the shared parts from your side. Tell us about any known leaks, past repairs or building work as you book.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.

Advice
What we’re asked to look at in Witney
A good many tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and gives plants somewhere to grow.
Look out for signs like these:
- Cracked or loose downpipes
- Overflowing eaves gutters
- Choked outlets or hopper heads
- Gutters that have fallen out of line
If you look after a building such as Tower Hill Community Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Questions to ask before booking
- Whether VAT is added on top
- What exactly goes into their report
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Their track record with similar roofs
What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Common questions in Witney
Is my home in Witney listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you carry out roof surveys in Witney?
Yes. Our area covers London and South East England, and Witney is part of that. Just ring 07833 053749 or email us and tell us about the property, and we’ll talk through which survey suits.
Do you need to get into the loft?
Normally, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
How much is a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Just phone 07833 053749 or email us for a price.
What do I do with the report?
You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Will you walk on the roof?
Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
How the survey changes by roof type
Cast iron gutters
Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints as far as we can see them.
Plastic (uPVC) gutters
Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.
What this survey cannot tell you
In fairness, a roof survey has limits:
- Rot or damp concealed behind fascias or inside walls
- Gutters out of sight from every safe vantage point
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. The full list of what we check.
