How a roof survey works in OX28
A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there is safe access. You get a photo-illustrated written report and recommendations. Where it helps, we say which items are urgent and which can wait. We survey natural slate, ridges, hips and valleys and flat roofs, and common reasons people get in touch are valley linings that have cracked or split and leaking gutter joints and downpipes.
You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes between one and two hours at most homes, and longer for a large or complex roof.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.

Roof surveys across OX28: local notes
OX28 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.
Several airports in London and South East England have flight restriction zones around them, so every drone flight in OX28 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.
Witney: With Minster Lovell Hall about 1.9 miles north-west, the area around Witney has a long history. Older homes in the area may have roofs that need matching materials when work is done. Take an older house close to Witney Congregational Church: old fixings, lead flashings and tall chimneys are typical of older roofs.
Checking the roof from the ground
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
Surveys for landlords and agents in OX28
We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the roof, with photographs, which helps you plan work between tenancies.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
Common roof problems in OX28
Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak, and it needs a different fix.
A survey can pick up problems such as:
- Loose ridge or hip tiles
- Ponding, splits or blisters on flat roofs
- Worn or blocked valleys
- Gutters that overflow in heavy rain
Why get it checked now?
A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, so you can compare it next time.
Before booking any surveyor
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Whether the loft is part of the inspection
- What follow-up you get after the report
- Is VAT included in the price?
Roof by roof
Natural slate
Inside the roof space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none.
Flat roof coverings
Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets, since leaks often start there.
OX28: your questions answered
Do you carry out surveys on Saturdays and Sundays?
Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or drop us an email.
What does a roof survey include?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. The report includes photos and recommendations.
Will the report say how many years my roof has left?
We do not put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
Do you look in the loft space?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
How long does a roof survey take?
On site, it usually takes an hour or two on an ordinary house, and about three to four hours for a commercial roof. Report times depend on the package.
