About roof surveys in OX29
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. We survey natural slate, clay and concrete tiles and ridges, hips and valleys, and common reasons people get in touch are worn lead at chimneys and abutments and loose chimney pots.
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.

Near you in Eynsham
Typical jobs here are in homes near The Jolly Sportsman Public House And Attached Outbuildings, Bartholomew School and Church of St Leonard and the streets around them. For rail, the closest station is Hanborough station, about 2.9 miles north of the centre. A little further out are Radcliffe Infirmary (5.1 miles east) and Oxford Bus Museum (3 miles north). Green spaces nearby include Cumnor Hill and Hook Meadow and The Trap Grounds.
Roofs, chimneys and gutters across OX29
In OX29, our roof surveys work takes in owners, landlords and managing agents, in Witney, Cogges and Eynsham and well beyond. Each report sets out what was seen, with photos and recommendations.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. OX29 is part of that mix.
Eynsham: If you own one of the older houses in the streets near Church of St Leonard, its roof may have old fixings, lead flashings and chimneys that need a closer look. Blenheim Palace lies about 4.1 miles north, so building around Eynsham goes back a long way. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up.
Before and after the survey
There’s plenty you can do without going near the roof. What helps most:
- Leave roof access to professionals
- Watch for slipped slates after bad weather
- Have details of recent roof work to hand
- Hold on to the report for future surveys
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
What we’re asked to look at in OX29
Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.
Here are some of the things we see often:
- Cracked mortar along the ridge
- Worn lead at chimneys and abutments
- Valley linings that have cracked or split
- Crumbling chimney pointing or cracked flaunching
Why act early?
Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm.
What to check before booking
- Whether you can ask questions once you have the report
- How they plan to inspect the roof safely
- How soon the report will arrive
- Whether any drone flown is registered with the CAA
Landlords, agents and block managers in OX29
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the visit with that in mind.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.
Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The condition of the rest of the building (that is a RICS home survey)
- A structural engineer’s report
- Defects hidden under coverings or inside walls without opening up
Common questions in OX29
Will the report say how many years my roof has left?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.
Does the weather affect the survey?
It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
What does a roof survey include?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
Is OX29 in your area?
Yes. Our area covers London and South East England, OX29 included.
What’s the best way to book?
The quickest way is to call 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we will take it from there. We survey on any day of the week.
