Long Hanborough Roof Survey
We carry out roof surveys in Long Hanborough and the rest of Oxfordshire. We survey on weekdays and at weekends.
- Ponding, splits or blisters on flat roofs
- Loose ridge or hip tiles
- Slates or tiles that have slipped or broken
Leave it or get it looked at?
Many roofs go years without anyone looking at them closely. A survey sets a baseline, so you can compare it next time. Blocked gutters on homes around Long Hanborough overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.

Roof survey in Long Hanborough: what you get
Good roofs last decades, but their parts wear at different rates. Slate frequently lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. Common reasons to book are loose ridge or hip tiles and worn lead at chimneys and abutments, on ridges, hips and valleys, clay and concrete tiles and natural slate.
Trees around homes in smaller places like Long Hanborough drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

The survey, step by step
Every roof is different, but as a rough guide the survey takes between one and two hours at a typical home, though large, tall or awkward roofs take more time. You are welcome to ask questions while we’re there. In a smaller place like Long Hanborough, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Before the survey

Advice
Practical tips
There’s plenty you can do without going near the roof. What helps most:
- File the report with your home documents
- Look for debris in the garden after high winds
- Have details of recent roof work to hand
- Ask about a flat roof on an extension or garage too
Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.
Keep the loft space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

Your questions about roof surveys in Long Hanborough
How do I find out if my home in Long Hanborough is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Will you come out to Long Hanborough?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.
Do you survey on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you look in the loft space?
Usually, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.
Can you inspect a terraced or semi-detached roof?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.
What we are asked to look at in Long Hanborough
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Lead is also a target for theft.
A survey makes sense if you’ve noticed:
- Condensation or damp timbers in the loft
- Loose ridge or hip tiles
- Debris building up in roof valleys
- Standing water on a flat roof
For landlords with property near Combe station, the gap between tenancies is a good time to have the roof looked at.
What to check before booking
- How much experience they have with roofs like yours
- When you’ll get the report
- Will the report include photos?
- Whether any drone flown is registered with the CAA
What you can safely check yourself
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.
Blenheim Palace, about 1.9 miles north-east, is one of the historic houses in the wider area around Long Hanborough. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up. For an older house near a landmark such as Christ Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What affects the cost of roof surveys
Prices always include VAT. What changes the price is:
- The package you choose: Basic, Standard or Premium
- The roof’s overall size
- House, block, shop or office
- If the survey needs thermal imaging or a drone
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
