Roof survey in Witney, Oxfordshire
A roof condition survey for homes and buildings for Witney, from an experienced roof surveyor. You get a clear written report with photographs.
- Torn or sagging underlay
- Standing water on a flat roof
- Crumbling chimney pointing or cracked flaunching
DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
About our roof survey in Witney
Our report is written in plain English, not jargon. Each defect is described with photos and a recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. Common reasons to book are debris building up in roof valleys and lifted, split or missing lead flashings, on clay and concrete tiles, lead flashings and natural slate.
Around Witney, semis and terraces share chimneys, gutters and roof lines with the house next door. When a stack or gutter is shared, the problem may not be on your side alone. We can only inspect what we have access to, so shared parts are reported as far as they can safely be seen. Tell us when you book if you know of anything shared with next door.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

What affects the cost of roof surveys
Several things affect the price of a survey:
- The number of roofs, including extensions and garages
- If the survey needs thermal imaging or a drone
- The type of building, from a house to a block or an office
- How complicated the roof is, with its valleys, chimneys and parapets
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
What to let us know when you contact us
A little information up front helps. It helps to include:
- Dates you’re working to, such as exchange
- What made you get in touch
- Photos of the roof, taken safely from the ground or a window
- Your postcode, so we can check access and travel
Not sure which survey you need? The easiest way is to call 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Confirmation of asbestos in soffits or cement sheets
- Defects hidden under coverings or inside walls without opening up
- Walls, floors and services below the roof
If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and does not.

Before and after the survey
You do not need to be a roofer to help. What helps most:
- Keep the report with your property records
- Let us know about any leaks or stains you’ve seen
- Leave roof access to professionals
- Look for debris in the garden after high winds
Keep the report with your property records. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.

Your questions about roof surveys in Witney
I let a flat near Finstock station. Can you check the roof?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Do you carry out roof surveys in Witney?
Yes. We work right across London and the South East, and Witney is part of that. You can phone 07833 053749 or use the contact form with the address and a few details.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you test for asbestos?
No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.
What does a roof survey cost?
Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.
How experienced are you?
Over 20 years and more than 5,000 surveys.
How it works
When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two at most homes, though large, tall or awkward roofs take more time. In Witney, parking is rarely complicated, though it is useful to know about driveways or restrictions. We check the roof from the ground and from windows, then from the loft where there is safe access.
- We start by hearing what you’d like checked and why.
- We arrange a day that suits you, including weekends.
- The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- We email a report with photos and recommendations.
Preparing for the visit
- Make a note of anything you’d like us to look at
- Move anything stored under the loft hatch
- Point out any leaks or damp patches
