Independent roof surveys in Hardwick

Roof by roof

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.

Clay plain and peg tiles

Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move, leaving gaps along the courses.

Roof survey in Hardwick

Our roof surveys cover Hardwick and the wider South East. Visits run on weekdays and at weekends. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, ring 07833 053749 or email us. If you’ve noticed debris building up in roof valleys and ponding, splits or blisters on flat roofs, we can find out what’s behind it, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What a survey costs

We confirm the price for your survey before you book. These are the things that affect it:

  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see
  • The type of building, from a house to a block or an office

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

What to let us know when you get in touch

Before you get in touch, it is useful to have:

  • The style of property, from a terrace to a block
  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • Any deadline, such as an exchange date

If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

What happens on the day

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes an hour or two on an ordinary house, and more on a big or complicated roof. Older roofs in small places like Hardwick can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

Practical tips

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Do not climb onto the roof yourself
  • Look for debris in the garden after high winds
  • Make sure we can open the loft hatch
  • Hold on to the report for future surveys

With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run seven days a week, which helps when tenants work during the week.

Local roofs in Hardwick

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Longworth House, about 4.1 miles south, show how far back building in the area around Hardwick goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Church of St Mary: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Hardwick is about 3 miles south-east of Witney, in Oxfordshire. We cover Hardwick and the rest of Oxfordshire. Our area takes in places right across Oxfordshire, from the larger towns to small villages. There is also a page for Oxford.

FAQs for Hardwick

Will you come out to Hardwick?

Yes, Hardwick is on our map. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Hardwick is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Do you carry out asbestos surveys?

No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

How much does a roof survey cost in Hardwick?

Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Do you use drones?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How long will you be at the property?

Allow an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. We’ll confirm what to expect when we arrange the visit.

What a roof survey doesn’t cover

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Defects hidden under coverings or inside walls without opening up
  • An exact number of years the roof has left
  • Asbestos testing of any kind

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before you book. What a survey covers and does not.
